All plans should be saved as optimized/flattened PDFs to reduce file size and remove layers.
Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be
removed from the PDF’s.
AutoCAD turns drawing text into comments that appear in the PDF plan set,
and these must be removed prior to submittal as they can cause issues with the
PDF file. The default setting is "1" ("on") in AutoCAD. To change the setting
and remove this feature, type "EPDFSHX" in the command line and enter "0".

Temporary Service Changes ‑ City of Fort Collins Development Review
In order to continue providing thorough reviews and giving every project the
attention it deserves, the City of Fort Collins is implementing temporary
changes in how we serve our development customers. As you may be aware,
we are experiencing staff shortages in a number of key departments, which has
begun to impact the timeliness of our reviews. We recognize that development
and construction play a critical role in our community’s vibrancy and economic
recovery, and we have been exploring options for mitigating impacts to our
customers. As a result, we will be making some temporary service changes.
Beginning Monday May 10, 2021, one additional week of review time will be
added to all 1st and 2nd round submittals (increase from 3 weeks to 4 weeks).

comments, thank you. A question: does the LIGHTING PLAN incorporate a

fixtures?
This is essentially a documentation formality; the lighting design looks fine and I
would be very surprised if there's any problem in these technical specs.

06/21/2022: FOR HEARING: I would like to ask the architect about the
horizontal bands of EIFS. I would ask the thinking about that, wondering whether
the stripe effect detracts from the juxtaposed building massing modules as the
defining approach to the whole building.
Rogue: Your observations are on point and thank you for your comment. Canvas is currently only in Colorado and the color palette was selected to represent the natural aspects of the
state. The overall building has a singular mass with the MCM-1 Zebrawood Panels (dark brown). This volume also indicates the Public spaces that can be accessed by the Community. The
entry elements are stacked with stone creating a defining vertical element. Along with the Zebrawood panels, these two elements ground the building and anchor the entry and Community
spaces. The rest of the building, in color and material, gets lighter as it gets to the top. Stone base, dark EIFS, light EIFS. The intent of this approach is to include the fenestration
in the darker EIFS banding and to cap it with the lighter EIFS. We believe the articulation of all these elements and colors create the impression of a Grounded / Anchored financial
institution, that is Colorado / Native, while allowing the building as a whole to feel integrated into the neighborhood due to its ‘lightness’. We hope this explains our approach and
Canvas’ vision.

This proposal does not require historic review because there are no designated
historic resources on the site and the nature of the project does not impact any
historic resources that may lie on the development site or within 200 feet of the site.
The existing building, initially built in 1966 and over fifty years of age, was
extensively modified in 1986 and in no way reflects its original construction.
Historic survey for the existing building is waived.
There is a potential historic resource within 200 ft, the US Post Office & Federal
Building at 301 S. Howes. While the property is within the 200 ft Area of
Adjacency, there is no overlap between the Historic Influence Area of the 301 S.
Howes building and the development site. As a result, there are no design
compatibility requirements under 3.4.7 of the Land Use Code.

The inlet has to be 12‑inches above the bottom of the rain garden. The berm
needs to be a few inches taller so water is directed into the inlet.

your DCP‑Please set up an onsite planting meeting/training to ensure proper
tree preservation techniques for the development. Please email

3602.1 Construction waste management‑
For remodels and additions over 2,500 square feet, and for all new buildings, a
construction waste management plan acceptable to the building official is
required at the time of application for a building permit. The construction waste
management plan shall be implemented and conspicuously posted on the
construction site. All concrete, asphalt, masonry, wood, metals and cardboard
shall be recycled. All mixed construction and demolition materials (as defined in
§ 12‑16 of the City Code) shall be delivered to any facility identified in and
disposed of in accordance with § 12‑22(c) of the City Code. Compliance shall
be certified by inspection and documentation and signed final construction
waste management plans. Substantive changes to the plan are subject to prior
approval by the building official. All roofing permits are required to submit a final
waste management plan and documentation.

demolitions, excluding non‑structural demolitions under 1000 square feet, a
demolition waste management plan acceptable to the building official is
required at the time of application for a demolition permit. All metals, asphalt,
concrete and masonry that are free of asbestos and lead paint shall be
recycled, and where possible, all remaining materials, such as doors, windows,
cabinets, fixtures, and wood, shall be recycled. All mixed construction and
demolition materials (as defined in § 12‑16 of the City Code) shall be delivered
to any facility identified in and disposed of in accordance with § 12‑22(c) of the
City Code. Compliance shall be certified by inspection, documentation, and

INFORMATIONAL ITEMS:
· Commercial occupancies must provide 10ft setback from property line and 20
feet between other buildings or provide fire rated walls and openings per

the 2018/2021 IFC require a full NFPA‑13 sprinkler system per IBC chapter 9 or

· A City licensed commercial general contractor is required to construct any new
commercial structure.
· Plans must be signed and stamped by a Colorado licensed architect or
engineer and must be included in the permit application.
· Electric vehicle parking spaces are now required per local amendment to the
IBC. See section 3604.

Please schedule a pre‑submittal meeting with Building Services for this project.
Pre‑Submittal meetings assist the designer/builder by assuring, early on in the
design, that the new projects are on track to complying with all of the adopted
City codes and Standards listed below. The proposed project should be in the
early to mid‑design stage for this meeting to be effective. Applicants of new
projects should email your Development Review Coordinator to schedule a
pre‑submittal meeting. Applicants should be prepared to present site plans,
floor plans, and elevations and be able to discuss code issues of occupancy,
square footage, type of construction, and energy compliance method being proposed.
-Design team: will follow all adopted codes IECC, local amendments, ADA, Design criteria,
set back, Poudre Fire authority and any other local code.

Irrigation plans are required no later than at the time of building permit. The
irrigation plans must comply with the provisions outlined in Section 3.2.1(J) of
the Land Use Code. Direct questions concerning irrigation requirements to Eric
