FROM: Sherry Albertson-Clark RE: Extension Request - Poudre Plains Subdivision, Final DATE: February 7, 1992 I have received a request for a two-year extension for Poudre Plains Subdivision, which received final approval March 28, 1988 and has had two six-month extensions granted by staff. I.f approved, this new request would extend the life of the final plan until March 28, 1994 . Poudre Plains consists of 21 single family lots and a tract for detention and is located on the south side of Vine Drive, west of Taft Hill Road (see attached) . Under current regulations, this subdivision approval is scheduled to expire on March 28, 1992 . Please review this request and comment by February 24, 1992 and indicate any concerns you may have for extending the preliminary approval of this project. Box 580 Fort Collins, CO 80522-0580 Dear Ms. Albertson-Clark: My partners and I hereby request that the Poudre Plains Subdivision approval, to expire on March 28, 1992, be extended to the maximum allowed by City of Fort Collins statute. We understand that this request must be considered by the Planning and Zoning Board. Please find a check enclosed to cover the $50.00 application fee.. We have been approached by a developer interested in building duplex homes. What is the Planning Staff's view of the existing subdivision plan and what changes would be required to request a zoning change that would allow such construction? Would duplexes be compatible with the existing character of the neighborhood and in compliance with other city requirements and interests in this part of the city? If it would be feasible to request a zoning change at the time as the subdivision extension is considered, would any additional documentation, processes, or fees be needed? I know you cannot tell us what to do but we are interested in your current thinking on the best type of development for this area according to existing city infrastructure and plans.
