Dear Debbie:
This is to request, on behalf of the owner of Poudre Plains, that
you initiate a variance to the requirement that no lots be greater than
660 feet from a single point of access for fire safety reasons.
There are seven lots that would be greater than 660 feet from the
centerline of the intersection of the intersection of Vine Drive and
Briarwood Road. The farthest lot would exceed the requirement by 170
feet.
The condition will be a temporary condition. When Briarwood Road
is extended South to Cherry Street none of the lots would exceed the
maximum distance allowed.
It seems the variance is justified because of the small number of
lots affected, the short distance the lots exceed 660 feet and the fact
it is a temporary condition.
