Dear Mr. Sabin,
The City Staff has completed its review of Replat of Poudre Plains Final,
and has the following comments:
1. Please provide a vicinity map on site plan.—
2. The easement for detention pond should not be identified as temporary.
Lots 7 and 8 need to be identified as detention tract and not lots.
The tract can be platted into lots later when the drainage easement is

3. Why 10' rear lot easements? general practice is 5' .

4. Sane of the lots exceed the 660' foot requirement for fire safety. The
affected lots must have homes with residential sprinklers or a v„Isla_pce
from this requirement must be submitted.
4110 Staff needs the street pavement design updated to current City Stan-
dards using the R-Value.
6. According to City Code requirements, off site street improvements are
required. Technically the developer is obligated to improve Vine from
the development to Taft Hill and Taft Hill from Vine to LaPorte. To
apply for a variance we need a traffic impact analysis and assessment
of the impact of this development on these streets. We will have to
mitigate the impact in sane way. ��
7. North Briarwood can be dead ended with out a temporary cul-de-sac, pro-
vide a type 3 barricade.

8. Will Plains Court continue in the future?

9. The drainage report and plans must be brought to City Standards. There
are comments on the plans and the report for your engineer to refer-
ence.
10. If the cul-de-sac remains at the end of North Briarwood Road than Lot 9
will need special side yard restrictions.
11. The proposed names of the streets may be duplicating existing streets.
Staff will check into the details to see if there is a problem.
Revisions reflecting these comments are d e by noon `bh' Wednesday, January
6, 1988. Items that cannot be shown graphically or noted on the plans
should be addressed in writing.
PMT reductions of all plans, color renderings, and 10 full size copies of
all plans are due by Tuesday, January 19, 1988.
All final documents are due by Thursday, January 21, 1988. The final
documents should include the development agreement, and signed mylars.
