Landscape Architecture Re: Response to staff comments: Urban Design Maken II P.U.D. Planning 1113 Stoney Hill Drive Dear Bob: Fort Collins,Colorado 80525 PHONE(970)224-5828 FAX(970)224-1662 We have reviewed staff comments dated December 20, 1996, and have the following comments: Current Planning Department Comments a. The name of the PUD has been changed to Maken II, Gateway at Harmony PUD (Lot 3). b. We understand the Business Services Use point chart will be used. c. A note has been added to the site plan stating that all signage is to comply with the requirements of Chapter 29, Article IV of the city code (the sign code). d. The ownership signature block has been changed to 1997. e. The Planning and Zoning Board signature block has been changed to 1997. f. A context diagram has been added to the landscape plan sheet 2 of 3. g. - The plant notes have been taken off of the site plan and have been replaced with site related notes. - The traffic study has been revised to reflect the changes in the building coverage. - Bike parking has been added to the northeast side of the building. - The walk on the northeast side of the building has been changed to continue along the north side of the building along the north property line and a connection has been added to connect with the north property. Ripley Associates • • Response to Staff Comments Maken II PUD Page2 - A walk had been added on the northeast side of the building which connects with the walk along College Avenue. - Walks have been added to the south and west side of the site to provide pedestrian connections to the adjacent properties. Walks that have been added which cross parking areas have been indicated with striping marks. - An additional trash enclosure has been added to the northeast side of the building. Plant material has also been added to properly screen the trash enclosure. h. The architect has made the necessary changes to the architectural elevations. City Forester Comments Ja. Notes have been added to the landscape plan pertaining to mulch and pruning existing trees. Poudre Fire Authority Comments a. A note has been added to the site plan stating that "Adequate utility sizing shall be provided to allow fire sprinkler installation for entire building. Zoning Department Comments a. A "Do Not Enter" sign is already on the McDonalds site located at the right-in-only location off of College Avenue. b. Building envelope dimensions have been provided on the site plan. U S West Comments a. All engineering comments have been taken care of by Messner Engineering. Water and Wastewater Department Comments a. Utility locations have been added to the site and landscape plans. b. All standard notes are on the site and landscape plans. c. All engineering comments have been taken care of by Messner Engineering. Engineering Department Comments a. All engineering comments have been taken care of by Messner Engineering.
