Gentlemen:
The following is the storm drainage report for Jiffy Lube, Inc. on Lot 1, The
Gateway at Harmony Road P.U.D. , First Filing. The site was approved for an AMOCO
site in 1989. . The site plan for Jiffy Lube, Inc. is very similar to the AMOCO plan,
The site is at the southwest corner of the intersection of South College. Avenue
and Kensington Drive and is in the Mail Creek Drainage Basin.
The site is bounded on the east by South College Avenue, 'on the north by.
Kensington Drive, on the west by an existing asphalt driveway in the P.U.D. and
on the south by an undeveloped lot in the P.U.D. The site slopes at approximately
2% from northwest to southeast. There is no offsite flow entering the site. The
existing 42" Mason Street Interceptor storm drain is located along the east side
of Lot 1. There are sparce native grasses on the site.
Like the previous plan, we are proposing to detain the difference between the
100—year developed runoff and the two—year historic runoff in the parking area.
The runoff will be discharged from a curb inlet to be constructed with a restriction
plate to an existing manhole on the 42" interceptor storm drain.
The existing site has sparce ground cover that will be disturbed, when the
overlot grading is done, as the first task to be done. The 1.5—inch storm pipe will
also be constructed at the time of the overlot grading, and a rock filter will be
placed over the end of the pipe to provide a sedimentation basin. It will remain
• in place until the inlet is completed and then the rock filter will be placed at
the curb opening. As soon as the overlot grading is completed, the foundations
will be constructed. The berm at elevation 5034. 10 will prevent wind and rainfall
eroding that could enter College Avenue.
The runoff calculations and detention pond mass diagram and the erosion control
calculations are enclosed as a part of this report. The drainage plan is also
enclosed. If you have any questions concerning this report or drainage plan during
your review, please call.
