L.U.C.3.2.3. -Solar Access, Orientation, Shading
Project Summary
The proposed project consists of a 85 unit residential apartment building, including a 2-story wing on the west, 3-
story wings to the east, and courtyards with exterior pool and associated site amenities with bike storage
shelters. Located at the northeast corner of Westward Dr and S. Shields St within the NCB and RL along the
west property boundary and partially within the Transit-Oriented Development Overlay Zone.
Study Overview
A shadow study was preformed on the proposed residential apartment building. Per code section 3.2.3(A), a
study must be done on December 21st to demonstrate the longest shadow of the year (winter solstice) greater
than the shadow which would be cast by a twenty-five-foot hypothetical wall located along the property lines. We
included June 21st in our study as well to show the shortest shadow day of the year (summer solstice). We have
provided shadow studies for three times for each day; 9am, noon, 3pm. This allows the study to look at the
shadow movement through the day and potential impacts of shading on surrounding structures right to solar
access.
The shadow study shows the shadows created by the residential apartment building (teal) and the shadows cast
by a twenty-five-foot hypothetical along the property line (orange).
Conclusion
The shadow study shows the shadows created by the residential apartment building (teal) do not cast shadows
onto any adjacent buildings that restrict the surrounding buildings the right to solar access. Therefore, the project
meets the shading requirements of the L.U.C.3.2.3.

Project Summary

during (3) winter months. We have provided shadow studies for three times for
each day; 9am, noon, 3pm on December 7th, January 7th, and February 7th.
This allowed the study to look at the shadow movement through the day and
potential impacts of shading on surrounding structures right to protect access to
sunlight, functional use of solar energy technology,adverse impact on the natural,
or artificial light and glare on adjacent properties.
The shadow study shows the shadows created by the residential apartment
building (teal) that could potentially impact adjacent public or private properties.
Conclusion
The study shows the shadows created by the residential apartment building (teal)
do not cast shadows onto any adjacent buildings that restrict the surrounding
buildings the right to solar access. Non-glare building materials and downward
directed cutoff site and building lighting will be used and not create glare during
the day or night. Nor do the shadows contribute to accumulation of snow and ice
on adjacent properties as they do not shade any portion of the adjacent sites for
more than 1 hour of the day.
The proposed building provides privacy to residence and adjacent properties to
the south and west through landscaping and fence on the property line with drive
lane and parking buffer zones beyond. The building massing is oriented north to
south to allows for a buffer of the single family homes with pedestrian walkways
and landscaping.
The building steps from 3-story to 2-story east to west and orientation through
residential deign features, materials, and scale to adjacent single family
residences. Therefore, the project meets the shading requirements of the
L.U.C.3.5.1(G).
