Dear Mr. Barnett,
The City Staff has completed its review of the Animal Medical Center of
Fort Collins, PUD, and has the following comments:
1. The parking spaces adjacent to the alley must be 17 long since they
don't overhang a landscaped area, or 18 if they are averaged.
2. Please show bike rack on site plan.
3. Please provide landscape screening along the north edge of the parking
lot, including an additional street tree.
4. Please indicate if any existing vegetation is to be removed.
5. At conceptual review it was identified that a minor traffic study is
required. I did not receive one with the submittal.
6. A neighborhood meeting was not required as long as a petition, signed by
residents in the immediate block and the block to the north, was sub-
mitted. Please submit the petition.
7. Please provide information on the estimated number of employees.
8. The proposed signage needs to be placed on the site plan.
9. The area shown on the site plan needs to extend beyond the property
lines of the proposal to include a survey of the area and uses within
150 feet of the proposal, exclusive of public right-of-way at the same
scale as the proposal. Please see #25 on page 44 of the LDGS for
details.
10. Please provide an arrow pointing to the site on the vicinity map.
11. The landscape island in the parking lot needs shrubbery.

12. It should be noted that the City's Old Town Master Plan identifies this
intersection as a location of localized flooding during a 100 year
storm event. The F.F. elevation of the above ground _level is fine, how-
ever the applicant may want to consider floodproofing the basement
apartment entrance.
13. The north side of the parking lots needs to provide for back-up space.
Revisions reflecting these comments are due by noon on Wednesday, January
27, 1988. Items that cannot be shown graphically or noted on the plans
should be addressed in writing.
PMT reductions of all plans, color renderings, and 10 full size copies of
all plans are due by Monday, February 8, 1988.
All final documents are due by Thursday, February 11, 1988. The final
documents should include the development agreement, signed mylars, and
signed landscape covenants (a copy is enclosed).
