The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Modifications and additions to these comments may be made at the time of formal review of this project. Umlauf, C/O Jay Stoner, 1237 Solstice Lane, Fort Col- lies, CO. LAND USE DATA: Full service pet center (hospital, emergency sen7ice, boar- ding, grooming, pet supplies) in existing 7,000 square foot building. COMMENTS 1. A 1" water line exists and the City would keep this service, unless the applicant needed additional service. 2. The basement is not approved for occupancy at this time. An inspection can be done by the City to identify items which would need to be accom- plished to allow occupancy in the basement. 3. If the electrical capacity is intended to remain the same the City Light and Power Department has no problems with the proposal. 4. Landscape buffering will be required along the south and west bound- aries. 5. Parking space(s) will be required for handicapped individuals. 6. The parking lot will need a landscape island. 7..A minor traffic study will be required. 8. Damaged sidewalks along the lot'frontage will need to be repaired by the applicant. 9. Handicap ramps will be needed at street crossings which are along the lot frontage. 10. A letter from a P.E. addressing storm drainage will be required as part of the submittal package. 11. Staff suggests flood proofing 6" above the crown of the street, for your own protection. J2. A neighborhood meeting will not be required if you submit a petition signed by residents in the immediate block and the block to the north. If you are unable to get the petition please call me to set up a neighbor- hood meeting. .. •F FORT COLLINS PET CARE CENTER I. Landscaping and Exterior A. Prune all maples along College and Myrtle to allow visualization of the building. B. Remove the two trees at the entry of the building. C. Remove lower, dead branches of all Spruce trees. D. Plant grass in void areas. E. Flower beds along the sidewalks. F. Fence along the south portion of the building; 6' wooden privacy fence. G. Paint exterior- same color scheme. . • • II. Signage and Lighting A. Utilize present location of sign. Obtain services of a professional sign company to design sign. B. Sign to include name of business and services offered. Emergency Service 1) 9:00 P.M.- 7:30 A.M.- Weekdays 2) Weekends 3) Holidays D. Extended Office Hours Monday - Thursday- 9:00 P.M. K. Veterinary Techinician Internship Program 1) 2 technicians per semester. 2) Coordinate with Larimer County Vo-Tech Program. L. Public Proarams 1) Once monthly 2) No admission- Public service 3) Limited to 20 participants 4) Evening- 7-8:30 P.M. 5) Informative pet care topics IV. Changes to Interior A. No change to existing physical structure, design anticipated. B. Paint C. Plumbing to accommodate (3) tubs D. Potential need to sound proof portions of building. E. Ventilation/ Odor Control 1) Media Air Cleaners a. Recycle air every 6-10 minutes b. Remove particulate matter, odor c. Used effectively in animal shelters, pounds d. Easy installation, as well as portible units. 2) Anesthetic gas vapors will not be toxic, as insoflurane will be used- no intermediate toxic metabolites. 'Scavenger' System to vent gases. F. X-Ray Equipment Presently wired for X-ray use- Dr. Beebee utilized in his practice. G. Removal of carpeting and apply either tile or linoleum floor covering. H. Portible cages and dog runs commercially available. E. Live-in Technician Apartment in Basement Separate Entry Kitchen- Bedroom- Bathroom- Dining Area- Living Room Not a rental apartment, but an integral part of the pet center. Monitoring of critical patients and assisting with emergencies requires aide of a live-in technician. F. Day Care and Limited Boardin 1) Ability to offer 'drop off' service to downtown working, shopping clientele. Pickup at end of day. 2) Boarding- Limited to clientele Orthopedic Rehabilitation Patients requiring medical care 3) Dogs- 2-0" 4) Cats- 25 5) Employee- 1 Part time- share other duties G. Grooming 1) Day time service- No overnight care 2) Options: a. Hire groomer as a staff member. b. Contract as a separate business. 3) Accessories: Leashes, collars, shampoos, pet carriers, brushes, etc. 4) No sales of dogs, cats, birds, fish, etc. I. House Call Service 1) Mobile Unit that does general work at client's home. Animals requiring work -up, surgery, hospitalization to be brought up to the pet care center. J. Pre -veterinary Internship Proaram 1) Sponsor 2-3 students per semester that are serious about a career in veterinary medicine. College credit to be arranged through the Animal Science Department- Colorado State University. Non -paid position, providing working experinece required for admission into the CSU Veterinary College. V. Parking A. Parking lot included on property - West side. B. Entry from alley and from Myrtle. C. Can be enlarged by removing divider.
