From: Matt Del ich -? 07 Cate: January 26, 1?83 Subject: Animal Medical Center of Fart Collins I have conducted a brief site review of the proposed Animal Medical Center of Fort Col 1 i n located at the southwest corner of the Col l ege:'Hyr• t l e intersection. I have concluded that the proposed use will have little effect on traffic in the immediate area. Parking is provided on -site, accessed via the north -south alley between College Avenue and Mason Street. Typically, alleys in Fort Col l in=. .are 20 feet wide which is adequate to allow two vehicles -to pass. The expected traffic generated from this proposed use and the existing background traffic wi 1 1 not cause unacceptable traffic operation or safety concerns. Access to the alley is much easier to/from Myrtle Street due to the low traffic volumes. Access to the alley to/from Laurel Street (one Mock: to the south) is more difficult due to the higher traffic volumes on Laurel Street, particularly during the peak hours. The travel to/from the historic use as a medical clinic should not change significantly with the conversion to a veterinary fa.ci l i ty.-
