The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Box 580 • Fort Collins, Colorado 80522 • (303) 221-6750 SERVICES, PLANNING C0114CEPUTUAL REVIEW STAFF COMMENTS MEETING DATE: January 4, 1988 ITEM: Drake Professional Park APPLICANT: Barry Cunningham, Drake Executive Plaza, 2625 Redwing Road, Suite 210, Fort Collins, CO 80526 LAND USE DATA: Request for approval of a 16,000 SF expansion of Building number 11, also known as Creekside One. 1. Water and sewer utilities are located in the drive to the north of this building. Providing additional service should be no problem. (Water and Sewer) 2. There is an existing overhead power line located north of Building num- ber 11. The City cautions the developer to be aware of this line and avoid it during construction. The applicant is requested to fill out a Commercial One form to assess additional power requirements in order to determine what charges there might be for providing additional electrical service. (Light and Power) 3. Fire access appears to be adequate.(Fire) 4. The applicant is requested to meet with the Building Inspection Depart- ment to ascertain what effect the proposed expansion has on Building Code requirements.(Building Inspection) 5. A storm drainage report will be required. The report needs to address current storm water requirements, displaced detention and where the pro- posed building's foundation will be in relation to the existing storm drain. (Storm Drainage) 6. Check to see if there are any utility easements on the property proposed to be covered by the building expansion. If there are any they would have to be vacated.(Engineering) 7. Define the new building envelope on the plan.(Zoning) 8. A landscape plan showing foundation plantings for the expanded building will be required.
