Professional Park
Drake Park was started in 1973 with a PUD requiring 1 parking place for every
280 sq. ft. of net leasable square feet of office space. We actually built
the park with approximately 1 place for every 230 sq. ft. of net leasable.
The City of Fort Collins 1983 Revised Guidelines on the average calls for 3
spaces for each 1000 square foot of gross square feet (which is approximately
850 sq. ft. of net leaseable). This would calculate into 1 space for every
283 square feet. It should be noted that Drake Park was one of the examples
in the guide line and the survey results indicated an average use of 1 space
per 386 square feet and a peak use of one space per 354 square feet.
I would like to ask that our PUD be amended such that the overall gross square
footage allowed in the park is increased from 177,000 sq. ft. to 193,000 sq.
ft. This would be a 9% increase but would still leave us with significantly
more parking than is recommended by the guidelines.
