Drake Park was started in 1973 with a PUD requiring 1 parking place for every
280 sq. ft. of net leasable square feet of office space. We actually built
the park with approximately 1 place for every 230 sq. ft. of net leasable.
The City of Fort Collins 1983 Revised Guildelines on the average calls for
3 spaces for each 1000 square foot of gross square feet (which is approximately
850 sq. ft of net leaseable). This would calculate into 1 space for every
2.83 square feet. It should be noted that Drake Park was one of the examples
in the guide line and the survey results indicated an average use of 1 space
per 386 square feet and a peak use of one space per 354 square feet.

buildings in Drake Park.

The above have an average of 1 parking place for every 231 square feet of net
leaseable. Using the original 1/280 sq. ft. PUD requirement, the above buildings
show an excess of 451 - 104301 = 78 spaces which would allow construction of
an additional 21,840 sq. fti. of net leaseable office space which would be
approximately 25,700 of gross square footage. In addition since 1973, compact
parking has come into existence. If we were to put 40% of the 451 parking
places into compact spaces there would be approximately 15 to 20 more parking
spaces available.

I would like to request an additional 16,000 sq. ft of gross office space be
permitted to be added to the east of the Creekside One building, over the
building envelope. I would also like to ask that the overall gross square
footage allowed in the park be increased from 177,000 sq. ft. to 193,000 sq.
ft.
Drake Park has been more heavily landscaped than required by the city. The
amount of landscaping that would be taken out by this proposal would be about
1200 sq. ft or less than 1.2%.
