Comment Number: 8 07/07/2022: FOR FINAL PLAN - UPDATED: Please submit ROW vacation documentation (application form, legal description, exhibit/sketch, letter of request) with the first FDP submittal. 05/18/2022: FOR FINAL PLAN: Response: Documents will be submitted with FDP, as required. We are requiring E Vine Drive to have a minimum of 42 feet of right-of-way (ROW) on the north side of the road. If you are seeking to vacate ROW on the west end of E Vine Dr. to reduce the total ROW from 50 feet to 42 feet, ROW vacation information can be found at https://www.fcgov.com/engineering/devrev. Comment Number: 9 07/07/2022: FOR HEARING: Please include the crosswalk across E. Vine Drive with the next submittal. The Developers of this property will be responsible for the installation of this crosswalk, including the Rectangular Rapid-Flashing Beacons (RRFB), since the minimum "level of service" (LOS) for this crosswalk requires the RRFB's. Response: The raised crosswalk and flashers are now included. Comment Number: 10 07/26/2022: FOR HEARING: "NO PARKING OVERNIGHT" signs will be required for the on-street parallel parking. Due to the floodplain extending into Vine Drive, vehicles are considered "floatables” and are prohibited from parking overnight. Response: The requested signs have been added. Comment Number: 11 07/27/2022: FOR FINAL: The storm sewer outlet pipe that crosses Vine Drive to the south does not meet the minimum depth requirement for utilities as stated in LCUASS. Please provide a variance request for this pipe if you cannot meet the minimum depth of 2.0 feet. The variance request should include a structural analysis of the pipe, signed and sealed by a professional geotechnical engineer registered in the state of Colorado. The variance request must be completed prior to final plan approval. Once the variance request is approved, it must be listed under note #48 in the general notes on sheet CS2. Response: The requested variance will be provided as part of final design and noted on the cover sheet. 4 Comment Number: 12 07/27/2022: FOR HEARING: A concrete gutter pan should be constructed along the flowline of Vine drive adjacent to the on-street parking. Asphalt paving does not perform well when it is often inundated with flowing water and degrades much faster than concrete under freeze/thaw conditions. Response: The on-street parking spaces are now specified to be concrete, with a pan adjacent to the asphalt travel lanes and in line with the “typical” curb/gutter location. Comment Number: 13 07/27/2022: FOR HEARING: On sheet 1, the cross section for the portion of Vine Drive that has the on-street parking is inaccurate. The sidewalk is outside of the ROW in these areas, and the ROW width is not 99'. Please revise. Response: The typical section has been updated. Department: Traffic Operation Contact: Nicole Hahn, 970-221-6820, nhahn@fcgov.com Topic: General Comment Number: 2 07/26/2022: FOR HEARING: A bike and pedestrian RRFB crossing is recommended in the traffic study near the intersection of Vine and Jerome, and we concur with this recommendation and would like to see this installed with the development. We appreciate the ongoing design coordination and are available to discuss in more detail. Response: The raised crosswalk and beacons are now shown in the plans. Please note that we would like to continue the discussion about oversizing/cost sharing for these improvements since they are part of a larger regional trail network and are not required because of this project’s impacts. Comment Number: 3 07/26/2022: FOR HEARING: Please see updated redlines. Response: The project team has requested the redlines numerous times but to date have not received them. 05/17/2022: FOR HEARING: See redlines for additional comments and clarifications. Comment Number: 6 07/26/2022: FOR HEARING Please coordinate with the owners of the adjacent proposed development (Jerome Street Station) regarding the ditch crossing that you show on your plans. We believe that a crossing here would be very beneficial to both projects and the area. Response: As noted previously, the crossing of the ditch is no longer sought by either the Powerhouse or Jerome projects due to the cost implications. In discussions with staff, it appears that the required connection is the City trail on the east side of the project, along Jerome. We are aware that the connection would be nice to have, and have provided grading and easements that will allow for the connection in the future if funding sources are identified by the City. Comment Number: 8 05/17/2022: FOR HEARING: Please be sure to follow all LCUASS guidelines for design and layout of the proposed City regional trail on this site. Specifically make sure that drive 5 crossings, signing/striping, widths, etc. are in line with City standards. Response: The plans reflect our understanding of the requirements listed. Comment Number: 9 05/17/2022: FOR HEARING: These plans should be showing all improvements recommended/warranted in the TIS. This includes a pedestrian crossing treatment at Jerome/Vine. Please provide a recommended solution for staff to evaluate. This may also take some coordination with the City regarding the interim improvements at this intersection to ensure what is proposed will work with those improvements. Response: The intersection improvements are shown in our package and have been coordinated with the various City departments. Comment Number: 10 05/17/2022: FOR HEARING: I believe that this project will require an access permit from CDOT. The applicant should be working with CDOT on this application, along with the proposed College Ave. access that may conflict with the CDOT long range access control plan for this area. Response: Since the only access to College is a gated emergency access, CDOT has indicated that an access permit will not be needed. Comment Number: 11 07/26/2022: FOR FINAL PLAN: Please provide a signing and striping plan in the utility plan set. Response: Signage and striping plans will be submitted with Final Plans. Response: The case numbers and dates have been added/updated as needed. 05/16/2022: FOR HEARING: Please discuss the Whitewater Park LOMR and subsequent corrected LOMR. Please use an updated floodplain map from the latest LOMR. Comment Number: 30 08/01/2022: FOR HEARING: Drainage Report - Please correct floodplain notes and Figure 5 based on comments on the plans. Response: The report has been updated. Topic: Floodplain Comment Number: 3 05/16/2022: FOR FINAL PLAN: Elevation of all items that require flood protection must be shown on the plan. Items to include: Transformer, Yards, EV Charging stations, Solar panel 6 components, monument signs, elevator, HVAC, Geothermal tank, other electrical and mechanical, etc.. Include specific elevations for each. Response: A generic section showing minimum elevations is provided on the flood exhibit, and spot elevations are shown on the edges of all concrete pads that will support the items mentioned. Items that will be mounted, such as charging stations, will be detailed during final design. Comment Number: 4 05/16/2022: FOR FINAL PLAN: Include a table that has the following information for each item - Effective BFE, RFPE, structure elevation, and freeboard. If floodproofed instead of elevated (Ex. Geothermal tank), then please note how and who will certify. Response: The requested table is included on the flood exhibit as well as in the drainage report. Comment Number: 5 08/01/2022: FOR HEARING - UNRESOLVED: The yard elevations must be shown on the Floodplain plan. Response: Some spot elevations are shown on the Floodplain plan, however, we recommend that the spot elevations that are shown on the grading plan be used to verify elevations, as these plans are far more comprehensive than the floodplain exhibit. 05/16/2022: FOR HEARING: The yards must meet the freeboard if they are to be storing tanks. Currently the elevations are as low as 68.1. I believe Effective RFPE is 4968.46 from Greg Koch’s calc in the no-rise memo. Therefore, it does not meet the freeboard. See Grading plans, but this information needs to be shown on the Floodplain plan, as well. Response: Please refer to the grading plan spots to see current pad elevations. The minimum elevation in the service yards is 68.73, with most areas higher than that. Comment Number: 6 08/01/2022: FOR HEARING - UPDATED: The figure in the bottom right on the Floodplain Plan is not correct. Please put the actual finished floor elevation for item C in the table. Label the RFPE on the figure. Response: The detail has been updated. 05/16/2022: FOR HEARING: The figure in the bottom right is not correct and incomplete. This is not a mixed-use building. Also all mechanical and electrical must be elevated to 24” above BFE. Comment Number: 9 05/16/2022: INFORMATION ONLY: Note 5 – We can discuss how many floodplain permits will be required. Response: Ok. Comment Number: 11 05/16/2022: FOR FINAL PLAN: Note 7 – We need to discuss how to deal with construction equipment and materials because the no floatables also applies to the Poudre River flood Fringe not just the floodway. Let’s discuss timing of construction, storage options, etc. Response: Will be discussed at appropriate time before Final. Comment Number: 12 05/16/2022: FOR HEARING - UPDATED: Note 9 – Separate elevation certificates will be required for each of the storage yards in addition to the floodway. Other components (generator, elevator, EV 7 Charging stations, solar panel equipment, geothermal, etc.) will also be required to be surveyed to show they are above the regulatory flood protection elevation prior to issuance of the CO. Floodproofing is an alternative. Please include details for each element. Response: We agree to conduct surveys of the storage yards and will produce elevation certificates accordingly. Details will be provided as equipment is identified and will be included with elevation certificates at end of project.. Comment Number: 15 05/16/2022: FOR HEARING: Please include a note about the elevator and design will conform with Technical Bulletin 4-93. Show detail for elevator. Response: All elevators installed below the RFPE will comply with FEMA NFIP Technical Bulletin 4 / June 2019 and the 2021 IBC. Elevators will be traction type. Elevator pits below the Base Flood Elevation will contain a float switch to prevent the elevator cab from descending into floodwater. The building’s ground floor level will be at or above RFPE and therefore all elevator equipment rooms will also be above RFPE. Elevator controls will be placed above the flood protection level or protected with flood damage-resistant components. Electrical equipment installed below the RFPE will be inside a NEMA 4-rated enclosure for water resistance. Elevator shafts/enclosures will be designed to resist hydrostatic, hydrodynamic, and debris impact forces, as well as erosion. Back-up power and fire recall switches will be installed. Comment Number: 16 05/16/2022: FOR HEARING: Please include a note regarding prohibition of critical facilities and specifically call out schools, after school programs/daycamps for K-12. Will need to add info about variance for hazardous materials when/if that is approved. Response: A note has been added. Comment Number: 21 05/16/2022: Discuss compliance with Floodplain criteria – Ex. elevation (table from on plans), floatable materials and anchoring, ERPP, geothermal components and floodproofing, etc. Response: Numerous notes and updates have been added to the plans. If there is something you are specifically looking for beyond what has been provided, please let us know. Comment Number: 26 08/01/2022: FOR HEARING: Modify Note 10 to include a note regarding all items that will be elevated to the RFPE: Transformer, Yards, EV Charging stations, Solar panel components, elevator, HVAC, Emergency Vehicle Access Gate, other electrical and mechanical, etc.. Include any details from the Response to Comments Response: The note has been updated. Details will be provided as equipment is identified and will be included with elevation certificates at end of project. Anchoring details will be included in the construction drawings used for issuance of the permit. Topic: Plat Comment Number: 1 08/01/2022: FOR HEARING - UPDATED/UNRESOLVED: The note on the plat needs to reference the Whitewater Park LOMRs as the source of the floodplain linework in addition to the Original Map panel. Please include the FEMA Case number and effective date of the LOMRs. There are two LOMRs - the second one corrected the zoning for the islands on the map. The map is not clear that the entire site is in the 100-year floodplain - it seems to show the island is the part that is in. Please clarify through notes about the areas that are in the various Floodplain Zones. Also, the Zone X Shaded is due to the 500-year floodplain not due to levee. Response: The various drawings/plat have been updated. 05/16/2022: FOR HEARING: The floodplain line is not correct. Please see Poudre Whitewater Park LOMR and subsequent corrected LOMR (to fix the islands) for the most up to date linework. Please include a note with the map panel info. This provides volume information for both raingardens and the extended detention basin. Instead, please just include the same table from the that is included on the LID Treatment Exhibit. Response: This has been updated. 05/17/2022: FOR HEARING: In the drainage report body, please add an LID treatment table. The table that is provided on the LID Treatment Exhibit would be good. However, an LOI from the Ditch Company will still be required as condition of going to Hearing for this project. Response: BHA requested an LOI from Lake Canal on 8/8/22, and their board met on 8/16/22 to discuss the LOI. We will forward the LOI to the City as soon as we receive it. 05/17/2022: FOR HEARING: The Lake Canal Ditch Company appears to have an easement on this property. As a result, the Ditch Company will need to approve the final plans. Please add a ditch company signature block to cover sheet. For Hearing you will need to obtain a Letter of Intent (LOI) from the Ditch. **In addition, the proposed bridge crossing over Lake Canal will require their approval. Please contact Lake Canal early to discuss requirements. Comment Number: 7 07/26/2022: FOR HEARING - UPDATED: A profile of this pipe has been provided; however, the shallow pipe depth needs to be reviewed/approved by Engineering first, and then if approved at this depth, the pipe material needs to be discussed with the WFO group. Response: It appears engineering has approved the pipe cover but will require a variance request as part of final design. 05/17/2022: FOR HEARING: Provide a profile drawing of the proposed storm main crossing E Vine Drive. Response: A profile has been provided. Comment Number: 10 07/26/2022: FOR HEARING - UPDATED: Please provide groundwater information from the recently installed monitoring well. This information will need to be provided in the drainage report. Please note that if groundwater levels are within 2’ of the detention pond or rain gardens, then the grading plan will need to be modified to accommodate the groundwater depth. Response: A groundwater monitoring well was installed in July and the readings are discussed in the report. Please note that the GW elevation was only 1’ below the pond bottom, however, we do not have the ability to provide the 2’ of separation that was requested due to the extremely shallow outfall pipe and the need to bring drainage under our entry drive from the west to the pond. Please note that there is +/-1’ to the invert/channel in the pond bottom, however, we have added undulations to the pond bottom that make many areas of the pond bottom higher than the “worst case” situation. 05/17/2022: FOR HEARING: The drainage report needs to discuss depth to groundwater below the proposed raingardens and detention pond bottom elevations. The groundwater levels, taken during the high groundwater months (July – Sept), need to be documented at 2-feet or greater below the pond and LID features. Comment Number: 13 07/22/2022: FOR HEARING: There are some new redlined comments provided in the drainage report. Please address. Response: All redlines have been addressed. Comment Number: 11 05/17/2022: FOR FINAL PLAN: Please provide evidence that the detention basin is in compliance with drain times per Colorado Revised Statute 37-92-602(8). Response: We are working with the adjacent property owner to get the LOI. They are aware of the project and the intent to modify the sewer on their property and have expressed a general willingness to work with the project team. 05/17/2022: FOR HEARING: The proposed offsite sewer main will require an easement and agreement from that property owner. A Letter of Intent (LOI) from this property owner will be required before Hearing. Comment Number: 7 07/26/2022: FOR FINAL PLAN - UNRESOLVED: 05/17/2022: FOR FINAL PLAN: All sewer services will need to be located and shown on the plans. All existing services, not to be reused, will need to be abandoned at the main. Response: Will be addressed with Final Plans, as suggested. Comment Number: 8 07/26/2022: FOR FINAL PLAN - UNRESOLVED: Response: This will be provided at final as requested. 05/17/2022: FOR FINAL PLAN: The initial FDP submittal will need to include separate irrigation service(s) for the site. Separate irrigation service is required due to recent changes to Fort Collins Utilities Water Supply Requirements (WSR) and Plant Investment Fees (PIF). Please ensure the FDP submittal includes: - Preliminary Irrigation Plan (PIP) – plan requirements can be found at: www.fcgov.com/WCS. Please contact Irrigation Development Review (irrigation@fcgov.com) with questions regarding the required PIP. - Water budget (annual usage) and peak flow (gallons per minute) for each irrigation service. Note: this information should be included on the PIP. - Landscape Plan including hydrozone table updated with 2022 values – 3, 8, 14, and 18 gallons/square foot/year for very low, low, medium, and high zones, respectively. - Water Need Form – form is available at: www.fcgov.com/WFF Please contact Utility Fee and Rate Specialists (UtilityFees@fcgov.com or 970-416-4252) with questions regarding the Water Need Form. - Irrigation service(s), including curb stop and meter location, shown on the Utility and Site Plans. Irrigation service location(s) must match information on the PIP. On Oct. 5, 2021 Council adopted changes to Fort Collins Utilities Water Supply Requirements and Plant Investment Fees. In general developments that use more water may pay more and developments that use less water may pay less. These changes were implemented 1/1/2022; more information can be found at: www.fcgov.com/wsr-update Comment Number: 9 07/26/2022: FOR FINAL PLAN - UNRESOLVED: 05/18/2022: FOR FINAL PLAN: The initial FDP submittal will need to include a water service and meter sizing 11 calculation using the AWWA M22 method. This should include a cover memo summarizing the calculation and service sizing results with the calculations attached. Response: Will be addressed with Final Plans, as suggested. Comment Number: 11 07/22/2022: FOR HEARING: Please confirm that the offsite sewer main north of Lake Canal is not located within the Lake Canal Easement. It is hard to tell by looking at the Utility Plan. Response: The proposed sewer is outside the ditch easement. We have added notes to help clarify this. Please document the size of the electrical service(s) that feeds the existing property prior to demolition of the building to receive capacity fee credits. Response: Understood. Thank you. Comment Number: 4 05/17/2022: INFORMATION: All utility easement and crossing permits (railroad, ditch, floodplain, etc.) needed for the development will need to be obtained by the developer. Response: Understood. Comment Number: 6 07/26/2022: FOR HEARING - UPDATED: On the Site Plan and Elevations, it appears that the proposed transformer is behind an 8' masonry wall. There will need to be a minimum opening of 10 feet for us to provide maintenance or another location will need to be proposed. Response: The transformer has been relocated to a parking island northwest of the previous location. There are no walls around the transformer. Required separation from building and building openings is also provided. 05/17/2022: FOR HEARING: With the transformer being located close to a building, please provide required separation from building openings as defined in Figures ESS4 - ESS7 within the Electric Service Standards. Please show all proposed transformer locations on the Utility Plans. Comment Number: 10 05/17/2022: FOR FINAL PLAN: Please coordinate meter locations with Light and Power and show on the utility plans during Final Design. These locations will need to comply with our electric metering standards. All individual tenant spaces will need to be individually metered. Please gang the electric meters on one side of the building, opposite of the gas meters. Reference Section 8 of our Electric Service Standards for electric metering standards. Response: Please confirm that the alternative method request been approved by PFA. 05/16/2022: FOR HEARING: AERIAL FIRE APPARATUS ACCESS Buildings over 30' in height trigger additional fire lane requirements in order to accommodate the logistical needs of aerial apparatus (ladder trucks). The intent of the code is to provide for rescue operations and roof access via ladder trucks when ground ladders cannot reach upper floors. Aerial access should therefore be available on at least one long side of the building, located within a minimum of 15 feet and a maximum of 30 feet from the building or as otherwise approved by the fire marshal. Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof. Dead end access roads shall have a 13 minimum width of 30 ft. Parapet heights greater than 4' in height do not support ladder truck operations. The EAE drive aisles in the parking lot are only dedicated 20 feet wide and cannot be counted as aerial access. I am happy to meet with you and/or your consultant if needed. A restoration plan will be needed for this project prior to final approval. The plan should address all elements of restoration (weed management prior to, during, and following construction, soil handling practices, seed mixes and recommended planting species, etc.), an adaptive management approach with solid lines of communication to inform management practices, and a minimum of three years of monitoring. The ECS provides a rough basis for the restoration plan. Thank you. Comment Number: 15 07/20/2022: FOR HEARING: Some additional measures can and should be taken to maximize the NHBZ square footage as close to the quantitative standard as possible. After further internal discussions, one option is to bring the ditch NHBZ all the way to the edge of the parking and include the landscaped breaks between the parking stalls. Utilizing the light dimmers, timers, motion sensors, to mitigate light spillage should be satisfactory to meet the lighting code requirements, and the increased NHBZ area would be advantageous. Coordinating with the Planner on this point is advised. Response: Natural habitat buffer lines were adjusted to maximize the square footage and the buffer area provided now exceed the quantitative standards. Comment Number: 16 07/20/2022: FOR HEARING: Using natural boulders are a good feature for the noncontiguous, stormwater detention pond portion of the NHBZ but additional measures are needed for it to be considered ‘naturalized’. Options include undulating side slopes and bottom, water control measures to provide a means to control soil moisture and prevent cattails from overtaking the detention pond, etc. Coordination with Stormwater will be needed. Response: BHA Design met with Scott Benton and Clark Mapes to review to options for the detention pond and the option with linear walls, overlooks, undulating side slopes and low mound and boulders in the bottom of the pond was preferred. After the meeting, Northern Engineering regraded the ponds to incorporate the sinuous swale and boulder retaining walls. Detention volumes allowed for some undulating of the side slopes but not as much as the original sketches illustrated. A switch placed adjacent to the jamb-mounted inspection and test panel enclosure shall control lighting in front of the panel. Minimum lighting to be 200 lux (19 fc). 13. A lockable, 13 1/2” x 15 1/2” x 3 1/2” metal cabinet with group-1 key provided by Schindler to house the required electrical schematics and maintenance history documents, shall be wall- mounted, adjacent to the disconnect switch, by others, preferably at the top landing. 14. Provide, preferably on the same floor as the elevator inspection and test panel, a lockable panel with a fused disconnect switch or circuit breaker suitable for 3-phase power for the elevator control, and a fused disconnect switch or circuit breaker for car lighting for each elevator in a separate lockable panel adjacent to the 3-phase panel or within the 3 phase panel. The panel(s) must be accessible to qualified personnel only (NEC NFPA req. 620.51[C]) with a Group 2 key (ASME A17.1 req. 8.1.3). Alternative locations for the panel(s) can be considered, provided they are located in accessible areas without obstructions to qualified personnel in compliance with NEC NFPA req. 620.51(C). The interface of the elevator wall with the hoistway entrance assembly shall be in strict compliance with the elevator contractor’s requirements. 31. Entrance wall and finished floor are not to be constructed until after door frames and sills are in place. a. These general requirements will serve as a guide to assist you in preparing your building for the installation of Schindler elevators. All designs, clearances, construction, workmanship and materials, unless specifically excepted, shall be in accordance with the requirements of the latest published ASME A17.1 Code for electric traction elevators (refer to Part 2) plus applicable building code and local codes. State or local requirements must be used if more stringent. Items to be provided — To complete the installation, the following items must be considered, which are not included in the elevator contract: Entrances 1. Hoistway walls are to have a fire-resistance rating, per ASME A17.1 Rule 2.1.1.1. 2. Furnishing, installing and maintaining the required fire rating of elevator hoistway walls, including the control spaces and also the penetration of fire wall by elevator fixture boxes (if applicable), is not the responsibility of the elevator contractor. 3. The interface of the elevator wall with the hoistway entrance assembly shall be in strict compliance with the elevator contractor’s requirements. 4. Entrance wall and finished floor are not to be constructed until after door frames and sills are in place. All sill supports must be in place prior to material delivery. a. Where front walls are reinforced concrete, concrete openings must be minimum 16” (406 mm) wider [8” (203 mm) on each side] and 8” (203 mm) higher than the clear opening. b. Where drywall or sheet rock construction is used for front walls, it shall be of sufficient strength to maintain the doors in true lateral alignment. Drywall contractor to coordinate with the elevator contractor. c. Door frames are to be anchored to walls and properly grouted in place to maintain legal fire rating (masonry construction). 5. Filling and grouting around entrance by others. 6. Where openings occur, all walls must be plumb, and sill supports must be level and flush with hoistway walls. General Contractor – Provide adequate, rollable access for delivery and material unloading, and a dry place for storage of equipment located near hoistway. – Refer to elevator layout. Please verify hoistway finished clear width and depth, pit depth, floor-to-floor heights, and clear overhead. – Build a clear, plumb, legal hoistway in accordance with applicable code from top to bottom with variations not to exceed 1” (25.4 mm) per 100’ (2540 mm). – Provide attachment points for elevator rail brackets. Locate per layout. – Provide a temporary work platform at the top floor of each hoistway for elevator construction; see Detail A. – Vent at the top of hoistway to be located on side opposite of the machine. Check local codes for ventilation requirements. Refer also to Ventilation Requirements. – Supply hoist beam for elevator construction and service work. Beam to run across the width of the elevator shaft. Loads and location per elevator layout. Hoistway walls – Masonry: Provide opening of +8” (203 mm) on each side and +4” (102 mm) on top of clear opening for installation of door frames and sills by Schindler. – Dry wall: Walls at entrance to be built after door sills and frames are set in place. – Grout entrances and sills after installation by Schindler. – No conduit, duct or piping allowed in the hoistway that is not related to the elevator equipment. – Pit and hoistway must be dry at all times. – If job requires cutting and patching of walls, floors, etc., and removal of such obstruction for proper installation of the elevator as well as pockets or blockouts for signal fixtures, it is to be done by General Contractor. Refer to elevator layout. Seal all wall penetrations with material approved by code to maintain fire rating. – OSHA-approved barricades must be installed with kick board at each opening. – Attachment points for elevator rail bracket supports (inserts, steel or concrete) are needed at all floor levels and in the overhead at 8’-2” above top landing. Supports between floors may be necessary per code if span is excessive. Coordinate locations with Schindler. – Bevel all hoistway projections and recesses in accordance with applicable codes. – Divider beams are required between adjacent elevators at all floor levels and at 8’-2” above top landing. Locate per layout. Pit – Provide drain or sump hole in pit as required by governing local code. Cover for sump shall be level with pit floor. Drains connected directly to sewers shall not be installed in elevator pits. Location to be coordinated with Schindler. Pit must be dry at all times. – Pit ladder may be supplied by Schindler if a collapsible pit ladder is necessary. Machinery space – Temperature of machinery spaces must be maintained as follows for proper operation of equipment. – Hoistway: Between 32° F (0° C) & 110° F (43° C) – Top Landing: Between 32° F (0° C) & 104° F (40° C) – No conduit, duct or piping allowed in machinery spaces that is not related to the elevator equipment. – Provide fire extinguisher (type ABC) within sight of top landing entrance. – Provide live analog phone line. Refer to Schindler power data sheet for approval. – Provide a non-fused, enclosed, externally-operable motor circuit switch capable of being locked in the open position as a means to disconnect power from the machine in the hoistway overhead. This switch is to be in line of sight of the motor controller located on the front wall of the hoistway. – Provide a fused, heavy duty, three-phase, lockable disconnect or shunt trip breaker in a machinery space accessible from outside of the hoistway with feeder branch wiring to the non-fused switch in the hoistway. Disconnect size to suit elevator contractor’s equipment requirements. All work must be per National Electric Code and ASME A17.1 and any local codes. Locate per layout. – Where transformers are necessary to provide the proper voltage to the operation controller or motor controller. Locate per layout. – Provide a 110V single-phase lockable disconnect (for car lighting and fan) in the machinery space accessible from outside of the hoistway with feeder branch wiring to elevator controller. Disconnect size to suit elevator contractor’s equipment requirements. All work must be per National Electric Code, ASME A17.1 and any local codes. Locate per layout. – Provide a 110V single-phase lockable disconnect (for top hoistway machinery space lighting) in the machinery space accessible from outside of the hoistway with feeder branch wiring to elevator controller. Disconnect size to suit elevator contractor’s equipment requirements. All work must be per National Electric Code, ASME A17.1 and any local codes. Locate per layout. – Provide a 110V single-phase lockable disconnect (for hoistway pit lighting) in the machinery space accessible from outside of the hoistway with feeder branch wiring to elevator controller. Disconnect size to suit elevator contractor’s equipment requirements. All work must be per National Electric Code, ASME A17.1 and any local codes. Locate per layout. – If sprinklers are required, provide smoke-sensing devices at elevator lobbies and/or at top of elevator shaft, with electrical conductors terminating at elevator controller in machinery space for automatic elevator recall system in the event of a fire. – Shunt trip breaker required if sprinkler in pit, hoistway or machine room. – Provide adequate lighting and receptacle in machinery spaces. Locate per layout. – Per the latest National Electrical Code, all receptacles installed in machinery spaces and pits must have Ground Fault Circuit Interrupter Protection (GFCI). – Provide a light and receptacle in elevator pit. Locate per layout. Schindler Elevator Corporation – Supplies telephone in car and travel cable to car. Machine space considerations All wiring (including analog phone line) to machinery space supplied by owner. Local codes may vary. Consult with your architect/ engineer and local Schindler representative. Sound suppression The following guidelines are to be followed to reduce noise to acceptable levels: 1. The surrounding walls, floor, and ceiling assembly should have a substantial STC (Sound Transmission Class) rating. The higher the STC rating, the better. If noise-sensitive areas are nearby, STC 50 or 55 should be used as the design criteria for the surrounding structure. Concrete block walls will provide STC 42. Two layers of gypsum board on each side of 3 5/8” steel studs at standard spacing (total of four layers, two on each side) with fiberglass batt in the cavity will provide STC 56. All cracks and gaps around the perimeter must be copiously filled with the appropriate acoustical caulking. Wood studs should be avoided, but if they are used, attach drywall with resilient channel or use a staggered stud arrangement. 2. In situations where noise-sensitive areas are not an issue, two layers of drywall (four total) are still recommended and sufficient caulk around the perimeter. Double-layer drywall with staggered seams works best. 3. Penetrations into the hoistway must be kept to a minimum. When conduits pass through the walls, they must be sealed with mortar or the appropriate acoustical sealant to prevent noise leaks. A heavy, solid material must be used. Do not use fiberglass. 4. If the walls are concrete block, do not paint them. Unpainted block has about 33% absorption, which is lost with a coat of paint.
