Dear Mike:
The following is the legal description of Prospect Court that needs
to be vacated which is part of the Flinn's Resubdivision of Lots 11,
12, and 13 in Block 1 of G. R. Wiard's Addition to the City of Fort
Collins, Larimer County, Colorado. The street vacation is requested
to comply with the Replat of said Flinn's Resubdivision, which is
currently going through the City of Fort Collins planning process.
Begin at the Southeast corner of Lot 6 of said Flinn's Resubdivision
and run thence along the boundary lines of Lots 1, 2, 3, 4, 5, and
6 of said Flinn's Resubdivision, N 00' 04' 30" E 92.85 feet, and
again along the arc of a 20.00 foot radius curve to the left, a
distance of 31.44 feet, the long chord of which bears N 44' 57'
45" W 28.30 feet, and again West 24.75 feet, and again along the
arc of a 30.00 foot radius curve to the left, a distance of 17.11
feet, the long chord of which bears S 73' 39' 30" W 16.88 feet,
and again along the arc of a 30.00 foot radius curve to the right,
a distance of 128.47 feet, the long chord of which bears North 50.50
feet, and again along the arc of a 30.00 foot radius curve to the
left, a distance of 17.11 feet, the long chord of which bears S
730 39' 30" E 16.88 feet, and again East 37.80 feet, and again along
the arc of a 20.00 foot radius curve to the left, a distance of
31.39 feet, the long chord of which bears N 45' 02' 15" E 28.27
feet; thence S 00' 04' 30" W 173.85 feet to a point on the North
right—of—way line of Prospect Road; thence West 13.00 feet more
or less to the point of beginning.
The above described road is shown on the enclosed map.
