The ten acre subdivision has 2.85 acres in the West Vine Drainage Basin and 7.17 acres in the Canal Importation Basin. An existing ridge divides the land into the two basins. The land has moderate slopes and has an existing house adjacent to Mulberry Street and some out buildings which will be removed. There is a small part of the Poudre High School tennis courts that drains onto the portion of the West Vine Drainage Basin of the Ricketts Subdivision. Also, the Impala Subdivision is an off site area that drains onto the Ricketts Subdivision. The Impala Subdivision has on site detention. It is proposed to provide a detention pond for the entire ten acres at the low point in the middle of the subdivision. The runoff from the North portion of the subdivision will be collected at a curb inlet in the North Ricketts Way cul de sac and piped South out of the West Vine Drainage Basin to the detention pond. The runoff from the South Ricketts Way cul de sac will flow on the surface North to the detention pond. The flows from the detention pond will then be piped South to the existing storm drain in Mulberry Street. Philander Court runoff will not be detained and will flow on the surface to West Mulberry Street. Low flows will be allowed to run through the storm pipe system to the Mulberry Street storm sewer. A restriction plate in the manhole at the detention pond will restrict the straight through flow to the historic runoff rate of 2.10 c.f.s. When a greater than the two year historic storm occurs the runoff will be forced into the detention pond. The pond will provide 53,000 cubic feet of detention which will also include that which is required for the Philander Court lots. The runoff from the Impala Subdivision will flow thru the Ricketts Subdivision detention pond. The storm drainage runoff calculations and the mass diagram and a copy of the drainage and grading plan are included as a part of this report.
