Dear Debbie:
This is regarding the preliminary plat of Ricketts Subdivision.
I am enclosing a revised copy of the plat which depicts Items 1, 9, and
10 of your February 22, 1988 letter. As per our phone conversation,
you were going to check on the street names as described in Item 3.
Item 6 was done for Lot 35 but not for Lot 33, nor Tract A. I will submit
for a variance on Lot 35 having double frontage at the final plat time.
The North portion of the subdivision is located in the West Vine
Drainage Basin and the South portion in the Canal Importation Basin.
The drainage from the West Vine Drainage Basin is being transfered to
the Canal Importation Basin so that there is only one detention pond
needed rather than two small inefficient ponds. Also, it is heing
transfered because there were no provisions made in the Ramblewood
Apartments property for off site drainage. It would be difficult to
discharge runoff on to the developed site. This concept was discussed
with Susan Hayes at conceptual review. The pond will be built in the
first phase of the project in order to have it act as a settling pond
and therefore control erosion.
I met with Rick Ensdorf prior to preliminary plat submittal regarding
the smiall cul de sac off of Mulberry Street. He agreed to it with the
stipulation that Lot 1 has its driveway on the North side of the lot.
The developer did not want Ricketts Way to intersect Mulberry in order
to prohibit Poudre High School traffic from using it as a short cut.
He also did not like Lots 1 through 4 having to enter and exit via Impala
Drive, Impala Circle and Ricketts Way. This was especially a concern
for Lot 3 which has an existing house and an existing driveway off
Mulberry Street. This would add some 1900 lineal feet to each trip to
and from lots already adjacent to Mulberry Street. We limited the cul
de sac to just four lots. Presently there are only two streets
intersecting Mulberry Street from the North in the entire mile from Taft
Hill Road to Overland Trail. We are providing a walkway between the
two cul de sacs in order to tie them together for pedestrians. This
is important for walking school children. We feel these reasons justify
Thomas Court (previously named Philander Court).
