Dear Mr. Ricketts,
The City Staff has completed its review of the Ricketts Subdivision, Preli-
minary and has the following comments:
1. A 10' easement is needed along the north property line to allow easier
access to the existing 10" sanitary sewer.
2. The zoning for the property is R-L, therefore single family dwellings
only are permitted without a PUD.
3. The street sub connection to Impala Circle needs to have another name.
4. The cul-de-sac off of Mulberry must be justified! Staff would like to
see the cul-de-sac removed and have Ricketts Way extended to include
the Mulberry fronting property. As proposed, the Philander Ct, cul-de-
sac appears to be a separate subdivision.
5. The maintenance of the detention area wi 11 be done by the City Storm
Drainage Department. The City wi 11 work with you to come up with the
appropriate grass mixture for the detention area.
6. A non -vehicular access easement is needed on Tract A, along the west
property line of Lot 35 and the west property line of Lot 33.
7. Please provide an explanation on why the drainage is transferred from
the West Vine Basin into the Canal Importation Basin.
8. Staff strongly encourages the Developer to provide one street tree per
lot to enhance the project.

9. There is an existing underground irrigation lateral which runs through
the property. Please show the accurate location on the plat and provide
a 10' irrigation easement. Please see the attached sketch.
10. Please show existing tress and vegetation.
11. Please address soil erosion.
12. A variance needs to be requested for the double lot frontage. I have
attached a copy of the variance procedure.
Revisions reflecting these comments are due by noon on Wednesday, March 2,
1988. Items that cannot be shown graphically or noted on the plans should
be addressed in writing.
PMT reductions of all plans, color renderings, and 10 full size copies of
all plans are due by Monday March 21, 1988.
