For your information, attached is a copy of the Staff's comments
concerning Ricketts Subdivision, which was presented before the
Conceptual Review Team on January 19, 1988.
The comments are offered informally by Staff to assist you in pre-
paring the detailed components of the project application. Modifi- -
cations and additions to these comments may be made at the time of
formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: January 19, 1988
ITEM: Ricketts Subdivision, located at 2300 W. Mulberry (north of
Mulberry Street and east of Orchard Street.
APPLICANT: Phil Ricketts c/o Stewart and Assoc., P.O. Box 429, Fort
Collins, CO. 80522.
LAND USE DATA: A straight subdivision for 36 single family lots on
10 acres.
COMMENTS:
1. There are existing utilities in the area i.e. a round vault on
the corner of Impala Circle. If any of these utilities need to
be relocated it will be at the expense of the developer.
2. Water and Sewer service is available to serve the site.
3. There are enough fire hydrants in the area to serve the proposed
project.
4. Staff has some concern with having a cul-de-sac off of Mulberry.
Some other options may also work.and Staff will checking them
out.
5. City Engineering Staff has some concern with the naming of
Impala Circle. Staff will check into it at the time of submit-
tal.
6. Please show the front and rear lot easements.
7. If work will be done on someone else's property permission will
be needed.
8. If the existing easements can not be utilized for off site flows
the developer will need to provide additional easements.
9. Please address soil erosion prevention.

This is to certify that on the 5th day of November A.D. 1987, a survey was made, under
my supervision, of a tract of land situate in the Southeast T of the Southeast 4 of Section
