HomeMy WebLinkAboutGALLEGOS SUBDIVISION - 10-88 - CORRESPONDENCE - STAFF'S PROJECT COMMENTSCITY OF FORT COLLINS OFFICE OF DEVELOPMENT SERVICES, PLANNING DEPARTMENT March 9, 1988 Mr. Dick Rutherford Stewart and Associates 214 North Howes Street Fort Collins, CO. 80521 Dear Mr. Rutherford: Staff has reviewed the request for a one lot subdivision known as the Galle- gos Subdivision. This request is being processed administratively through the Minor Subdivision Ordinance and will be heard by the Planning Director as opposed to the Planning and Zoning Board. Please note the following revisions that should be considered prior to the administrative hearing. 1. The Stormwater Utility needs to have the calculated runoff from the lot compared with the flow of the floodplain. The argument needs to be made that the flows from the lot will be released from the lot before the peak of the 100-year flood arrives. This would prove that the runoff from the lot is not contributing to the peak 100-year flows. 2. Please delete any reference to participation in a special improvement district and construction of a basin detention pond. The Stormwater Utility would not create a special improvement district. Rather, fees are collected on the City utility bill to construct basin improvements. 3. It is important to emphasize that the first floor elevation must be raised above the 100-year flood elevation. This reference should remain in the report. 4. The calculations on the drainage report do not have to be redone. How- ever, a new cover letter should be submitted addressing the above con- cerns.
