It is located in the West Vine Drainage Basin. The proposed two lot subdivision lies between two existing residences and contains a gross area of 0.31 acres more or less. The subdivision is located in the 100 year existing and developed flood plain. The flooding in the 100 year flood will be very shallow. The land slopes from the Southwest corner with an elevation of 5054.9 to the Northeast corner with an elevation of 5053.9. The expected water surface elevation varies from 5054.0 at the East side of the subdivision to 5055.0 at the West side of the subdivision. The proposed finish floor elevations are shown on the grading plan and are greater than 1.50 feet above the 100 year flood elevation. The finish floor elevations were determined in order to provide good drainage away from the proposed residences. According to the West Vine Drainage Bason study, made by Engineering Professionals, Inc., a basin wide detention pond is proposed in the area East of Taft Hill Road and South of Vine Drive. It is proposed to not provide on site detention on the proposed two single family lots. The owner will pay a storm drainage fee for not providing on site detention. He will also agree to be a voluntary member of a Special Improvement District to build the basin wide pond. The drainage calculations for the proposed subdivision are enclosed.
