For your information, attached is a copy of the Staff's comments concerning
Elementary School 1989, which was presented before the Conceptual Review
Team on February 29, 1988.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: February 29, 1988
ITEM: 1989 Elementary School
APPLICANT: Poudre R-1 School District, 2407 LaPorte Ave., Fort Collins, CO
80521
LAND USE DATA: Request for an elementary school located east of Caribou
Drive and south of Fox Meadows Subdivision.
COMMENTS
1. Need to work with Light and Power to locate transformer at time of con-
struction.
2. Need to coordinate extensions of service line and fire sprinkler line to
building.
3. The staff would like to meet with the school district to discuss an
opportunity for providing a set of bathrooms as part of the school for use
by the users of the adjacent future park site. These bathrooms should be
"vandal proof".
4. The staff would recommend the use of a concrete border rather than "tim-
ber edging". A concrete border is much easier to maintain and is longer
lasting.
5. The staff would recommend that some form of curbing be provided to pro-
tect the landscaping in the interior of the parking lot.
6. An additional fire hydrant may be required.
7. The City secured
as
part of the
approval of
Sunstone First
Filing, a 10
foot access casement
between lots
10 and 11
to allow student
access from
Montezuma St. to
the
school site.
The developer
was required
to dedicate
the easement but
not
to install the- sidewalk.
It was felt that
if and when
the school was to be
built, that
the cost of
installation and
maintenance
would be by the
school district.
