Child Care ft. lot located on Benthaven Court in 1. There will be no electrical service in the area until development proceeds- (Light and Power) 2. A water meter will be required because this is a corrun=ial use. (Water and Sewer) 3. There will be specific Code requirements relating to proper exits from the facility, rated construction and handicap access. It is suggested that the applicant set up a joint meeting with the Building Inspection and Fire Department for a preliminary plan review. (Building Insp./Fire) 4. Based on a maxi.T= of 50 children, the facility will need to be at least 5125 sq. ft. and 2000 sq. ft. will need to be area used exclusively for school purposes. A six foot privacy fence is required for outdoor play areas. Four off street parking spaces would be required for six employees. A Planned Unit Development will be required for this use at this location.(Zoning) 5. There is currently a dispute about storm drainage issues going on between this developer and the adjacent property owner. The City has amended the development agreement to state that no lots can be sold until the dispute is resolved. (Storm Drainage) 6. There is a concern that this use is incompatible with a single family neighborhood, particularly located on a cul de sac. Traffic and parking are seen as the most important issues to be resolved in regard to neighborhood om-patibility. A neighborhood meeting will be required. (Planning)
