Streetscape The City will take over maintenance of the streetscape along Warren Farm after a minimum establishment period of two years. The following landscape standards need to be communicated to the developer: 1. The developer needs to submit an irrigation plan to Chuck Ainsworth in the Parks and Recreation Department for his review prior to construction. Chuck indicated that "mini sprays" in the shrub beds would be preferable to drip irrigation. 2. The seed mix indicated on the site plan should be changed to 50% tall fescue and 50% Fairway crested wheat grass. 3. An 18 inch wide concrete mow strip is required along the fence adjacent to turf areas. See standard detail included in the attached landscape standards packet. 4. Landscape berming should not exceed a 4:1 slope. 5. All shrub beds shall be mulched with 3-4 inches of pole peelings over an approved weed barrier. Typar or equivalent is recommended. 6. Shrub beds shall be edged with 1/8 " x 4" steel strap bolted or welded at joints. Edging shall be installed true to line as indicated on the drawings. Top of edging shall be set flush with adjacent paving and 1 inch above sod grade. SERVICES, PLANNING - Page 2 • • 7. Eliminate bearded iris. Replace with Broadmoor juniper. 8. Site preparation, soil amendments, seeding rates and other landscape standards are included in the packet. 9.
