The following are our response to your comments on the project.
Our responses follow the same order as your letter of April 28.
1. We understand the terms that US West will provide phone
service.
2. We understand that the phone service will occur at the rear
of the lots, which in this case is the easement directly to the
north of Horsetooth.
3. We understand that the Developer is responsible to providing
the trenching for the phone service.
4. We understand that any changes to the existing system caused
by his project are the responsibility of the Developer.
5. We will provide a utility easement across the east end of
lots 3 and four.
6. We are providing a 18 foot wide easement along Horsetooth. We
are providing a six foot wide easement between lots, three foot
on each side of the lot line.
7. A note has been added to the Landscape plan noting that no
trees will be within 4 foot of the gas line.
8. The north side of the internal access drive will be signed
"No Parking" and the curb will be painted red. A note to this
action has been added to the plan.
9. The information requested to the plat has been added.
10. A note has been added to the Landscape Plan concerning the
requirement to secure a City Forester Permit for work within the
R.O.W.
11. We understand the current Park Land Fee structure.
12. We understand the current Street Oversizing fee policy.
13. We understand that the park adjacent will be a major
recreational park for the City.

14. We have discussed the bike path with Parks and Recreation.
Leslie needed to confer with Transportation as to the bike path
location. We have made no changes at this time.
15. We have revised the note and added the solar orientation
information to the plat.
16. We have taken the suggestions concerning the conifers on the
site and have revised the plan accordingly.
17. We have added some additional street trees to the Horsetooth
frontage.
18. Setback lines have been added to the Site Plan.
19. The addition to the Landscape Notes has been made.
Thank you for your comments, I am sure that with these changes to
the project will make the project a better project.
