The following is the preliminary storm drainage report for Silver Oaks
Paired Housing P.U.D. situate in the Southeast a of Section 28, Township 7
North, Range 69 West of the 6th P.M., Fort Collins, Colorado. The site is
located in the Spring Creek Drainage Basin and contains a gross area of 3.68
acres.
The site is bounded on the east by Auntie Stone Street, on the south by
West Horsetooth Road, on the west by an open space tract being purchased by
the City of Fort Collins, and on the north by Olander Elementary School. The
site slopes easterly andnortheasterly at approximate grades that vary from
2.7% to 0.7%. The site has an existing fair ground cover of grass and weeds.
A portion of the tract has been recently reseeded and mulched after a water
line was constructed.
The site is proposed for 20 townshouse units in 10 buildings. The units
each have a double detached garage. The site is divided into three sub —basins.
Sub —basin "A" is the rear half of the units and will drain easterly to the
proposed onsite detention pond. Sub —basin "B" is the front half of the units
and garages and access drive and will drain easterly to the detention pond.
Sub —basin "C" is what will be improved as West Horsetooth Road. Sub —basin
"C" will flow easterly and then northerly into the detention pond via a reverse
chase.
There is an offsite area in the City open space of 1.18 acres that drains
easterly through this P.U.D. It is assumed that the offsite basin runoff will
remain at the historic rate.

The rational method was used for the runoff calculations. The developed
runoff rates for the total tract are a two-year rate of 6.0 cubic feet per
second, a ten-year rate of 10.7 cubic feet per second, and a 100-year rate
of 26.5 cubic feet per second. The detention pond was designed using a mass
diagram to detain the difference between the two-year historic runoff and the
100-year developed runoff rate. The detention volume required is 27,378 cubic
feet, and the allowable discharge rate 1.01 cubic feet per second. The
detention pond will discharge into the rear of the existing curb inlet on the
north side of West Horsetooth Road just west of Auntie Stone Street. That
inlet discharges south across Horsetooth Road and then east in a swale to Taft
Hill Road. The storm water then flows northeasterly in a storm drain to the
Rossborough Channel.
Erosion of the site will be controlled by using the detention pond as
a sedimentation basin. Straw bales and rock filters will also be used. Silt
fences may be used to control wind erosions and rainfall erosion.
The preliminary grading and drainage plan and the stormwater runoff
calculations are included as a part of this report. If you have any questions
