Box 580 Fort Collins, Colorado 80522 Dear Glen: The following is the preliminary storm drainage report for Silver Oaks Commercial P.U.D. situate in the Southeast a of Section 28, Township 7 North, Range 69 West of the 6th P.M., Fort Collins, Colorado. The site is located in the Spring Creek Drainage Basin and contains 5.03 acres net. The site is bounded by South Taft Hill Road on the east, by West Horsetooth Road on the south, by a future filing of Silver Oaks P.U.D. on the west, and by Bronson Street on the north. The site slopes from southwest to northeast at a grade of approximately 1.0%. The site has a good ground cover of grass and weeds. The proposed planned unit development includes a convenience store, including gasoline sales and a car wash. The other proposed uses are a day care center and five office/retail buildings. The net site was used for the preliminary drainage calculations except for a part of the future phase of Silver Oaks P.U.D. which includes townhouses and is located along this site's west boundary. Taft Hill Road and Horsetooth Road adjacent to this site were improved in a capital project done by the City of Fort Collins. The storm water runoff from the two streets enters existing inlets at the corner of Taft Hill Road and Bronson Street and at the corner of Taft Hill Road and Horsetooth Road. Both inlets discharge into the Rossborough Channel on the east side of Taft Hill Road. The runoff from Taft Hill Road and Horsetooth Road is detained in the existing detention pond in Rossborough Park. The runoff from Bronson Street enters an existing inlet and is detained in the existing Silver Oaks P.U.D. detention pond. The runoff from the proposed Silver Trails Drive will also be detained in the Silver Oaks P.U.D. detention pond. James H. Stewart and Associates, Inc. 103 S. Meldrum Street P.O. Box 429 Ft. It is proposed to detain the difference between the two—year historic runoff and the 100—year developed runoff. The historic two—year runoff rate is 1.57 cubic feet per second. The 100—year developed rate is 26.14 cubic feet per second. The required detention volume is 31,668 cubic feet. The detention pond will discharge into the west side of the existing inlet on Taft Hill Road just south of Bronson Street. The runoff will then be carried across Taft Hill Road to the Rossborough Channel. The site has five sub —basins, and a drainage table for the sub —basins is shown on the preliminary grading and drainage plan. Erosion will be controlled on the site to preclude sediment caused by rainfall or wind leaving the site. Straw bales will be provided at the discharge pipe from the detention pond. The detention pond will be constructed to function as a sediment trap. Also, silt fencing and temporary vegetative re —seeding will be used as required.
