The project is referred to as Silver Oaks Planned Unit Development. The areas that are being considered for development are Tracts E and G as designated on the Silver Oaks Overall Development Plan. Tract E is 6.45 acres located at the northwest corner of Taft Hill Road and Horsetooth Road. The proposal is to develop this site as a neighborhood convenience shopping center. Proposed uses include a 2,000 square foot convenience store with gas pumps, canopy, and a single -bay, automatic car wash, a 5,000 square foot daycare facility, and five, 5,000 square feet office buildings. Tract G is 3.8 acres and is located at the northwest corner of Horsetooth Road and Auntie Stone Street, just south of Olander Elementary School. The proposed use on this parcel is 20 residential duplex units on 3.8 acres. The two proposals to develop Tracts E and G will be reviewed according to the regulatory criteria as found in the Land Development Guidance System. Copies of this document are available at the City of Fort Collins Planning Department. Both the Planning and Zoning Board and the City Planning Staff consider your input on this matter, as well as your neighbor's input, an extremely important element in the City's review of this proposal. If you are unable to attend the public hearing, written comments are welcome. This letter has been sent as a courtesy to all property owners of record within 500 feet of the area based on current County Assessor's records.
