HomeMy WebLinkAboutSILVER OAKS PUD, 2ND FILING - FINAL - 14-88H - CORRESPONDENCE - STAFF'S PROJECT COMMENTSCommunity Planning and Environmental Services Planning Department City of Fort Collins July 26, 1993 Mr. Dick Rutherford 103 South Meldrum Street Fort Collins, CO 80521 Dear Dick: Staff has completed its interdepartmental review of Silver Oaks P.U.D., Second Filing, Final. The following comments are offered: 1. A Soils Report is needed to verify the cross -sections on the details of the Utility Plans. 2. The following comments apply to the subdivision plat: A: The plat needs a vicinity map. B. Lots 2,3,9,10,11,12, and 13 have no rear lot line distance. C. The last bearing call in the legal description is missing the word "east". D. How was the "North Line of the South 1/211, as called out in the legal description, determined? E. The outer boundary monuments must be described. F. It is confusing to show the chord bearing and distance on the map at Curve #1. G. The "solar lots" should be indicated on the plat. 3. The Public Service Company requests that the street trees be planted outside of the eight foot wide front yard utility easement. Generally speaking, street trees should be kept a minimum of four feet from underground gas lines. 4. The Poudre Fire Authority will required that Bronson Drive and Auntie Stone Street be completed to provide multiple points of access. 5. The P.U.D. should specify the fencing details along Tract D and along the north property line. It will be recalled that a fencing design along the north property line was agreed upon by the developer and the adjacent property owners. Along Tract D, Staff 281 North College Avenue • P.O. Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6750 is concerned about the temptation to dump lawn and garden debris over the rear yard fence into the detention pond. It is suggested that this area feature a solid fence height limitation of four feet. If homeowners desire a six foot height, then the upper two feet should be of an open type of fence material. 6. Lots 1 and 33 are "solar lots" since Bronson acts as a publically dedicated area that exceeds 50 feet in width. 7. Please label the arterials on the vicinity map. This concludes Staff comments at this time. Please note the following deadlines for the August 23, 1993 Planning and Zoning Board meeting: Revised plans are due August 5, 1993 P.M.T.'s, renderings, 10 prints are due August 16, 1993 Final documents (Site and Landscape Covenants, Utility Plans, Development Agreement, P.U.D. Site/Landscape Plan, and Plat) are due August 19, 1993. If these documents are not provided at this time, then the Planning and Zoning Board is authorized to grant a 60 day time frame to complete the recording of these documents.
