There seems to be a trend, over the long term, for residents of single family homes to come back to the City to take over turf and walk maintenance within designated common areas. In most all cases, these common areas are not dedicated to the public but remain under the ownership and jurisdiction of the homeowner's association. Also, the City is concerned about the long term irrigation along the two public streetscapes. This irrigation system should be separate from internal open space areas that are under the jurisdiction of the homeowner's association and not dedicated to the public. Accordingly, it is requested that the two following explanatory notes be placed on the P.U.D. Landscape Plan: 1. "A separate irrigation system is to be installed for those areas that are along the two public streetscapes that are within the public right-of-way." 2. "There shall be no maintenance of any kind by City of Fort Collins maintenance crews, including snow removal, within the non -publicly dedicated common areas at the terminus of the two cul-de-sacs along Horsetooth Road, and in association with the eight foot walk in Tract A." Note No. 2 should be placed on the P.U.D. Site Plan since Tract A does not appear on the Landscape Plan. If you have any questions regarding these two explanatory notes, please feel free to call our office.
