Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be removed from the PDF’s. AutoCAD turns drawing text into comments that appear in the PDF plan set, and these must be removed prior to submittal as they can cause issues with the PDF file. The default setting is "1" ("on") in AutoCAD. To change the setting and remove this feature, type "EPDFSHX" in the command line and enter "0". Comment Number: 6 06/21/2022: INFORMATION: Temporary Service Changes ‑ City of Fort Collins Development Review In order to continue providing thorough reviews and giving every project the attention it deserves, the City of Fort Collins is implementing temporary changes in how we serve our development customers. As you may be aware, we are experiencing staff shortages in a number of key departments, which has begun to impact the timeliness of our reviews. We recognize that development and construction play a critical role in our community’s vibrancy and economic recovery, and we have been exploring options for mitigating impacts to our customers. As a result, we will be making some temporary service changes. Beginning Monday May 10, 2021, one additional week of review time will be added to all 1st and 2nd round submittals (increase from 3 weeks to 4 weeks). - SFP: No response required; update of expected timelines has been noted. A question: does the LIGHTING PLAN incorporate a table showing the lumen budget for the site, and listing the BUG ratings for the fixtures? This is essentially a documentation formality, the lighting design looks fine and I would be very surprised if there's any problem in these technical specs. Comment Number: 2 06/21/2022: FOR HEARING: FENCE RETURN, AND PAINT IT: Can you add a return to the fence along the south parking? Say, turn it 6' to the north at its east end, to tuck the parking in a little bit more? And then in this urban location, please use a wood that can be painted, and paint it to complement the architecture. Let me know if this is a problem, thank you. - Ridge Top: The fence return requested has been amended on the development plan. Fence material is proposed to be cedar, in order to comply with paint request; please reference: Overall Site Plan Sheet C-1.0 Comment Number: 3 06/21/2022: FOR HEARING: I would like to ask the architect about the horizontal bands of EIFS. I would ask the thinking about that, wondering whether the stripe effect detracts from the juxtaposed building massing modules as the defining approach to the whole building. - Rogue:  Your observations are on point and thank you for your comment.  Canvas is currently only in Colorado and the color palette was selected to represent the natural aspects of the state.  The overall building has a singular mass with the MCM-1 Zebrawood Panels (dark brown).  This volume also indicates the Public spaces that can be accessed by the Community. The entry elements are stacked with stone creating a defining vertical element.  Along with the Zebrawood panels, these two elements ground the building and anchor the entry and Community spaces.  The rest of the building, in color and material, gets lighter as it gets to the top.  Stone base, dark EIFS, light EIFS.  The intent of this approach is to include the fenestration in the darker EIFS banding and to cap it with the lighter EIFS.  We believe the articulation of all these elements and colors create the impression of a Grounded / Anchored financial institution, that is Colorado / Native, while allowing the building as a whole to feel integrated into the neighborhood due to its ‘lightness’.  We hope this explains our approach and Canvas’ vision. As of January 1st, 2021, these fees will be collected on all projects for such inspections. The Erosion Control fees are based on; the number of lots, the total site disturbance, the estimated number of years the project will be active and the Stormwater Inspection Fees are based on the number of LID/WQ Features that are designed for on this project. Based on the proposed site construction associated with this project we are assuming 1 lots, 0.43 acres of disturbance, 1 years from demo through build out of construction and an additional 3 years till full vegetative stabilization due to seeding. Which results in an Erosion Control Fee estimate of $1116.04. Based on 1 number of bioretention/rain garden the estimate of the Stormwater LID/WQ Inspection fee is $315. Please note that as the plans and any subsequent review modifications of the above‑mentioned values change the fees may need to be modified. I have provided a copy of the spreadsheet used to arrive at these estimates for your review. - Acknowledged. Fees will be paid by owner. New and existing buildings shall be provided with approved address identification. The address identification shall be legible and placed in a position that is visible from the street or road fronting the property. Address identification characters shall contrast with their background. Address numbers shall be arabic numbers or alphabetical letters. Numbers shall not be spelled out. The address numerals for any commercial or industrial buildings shall be placed at a height to be clearly visible from the street. They shall be a minimum of 8 inches in height unless distance from the street or other factors dictate larger numbers. Refer to Table 505.1.3 of the 2018 IFC as amended. If bronze or brass numerals are used, they shall only be posted on a black background for visibility. Monument signs may be used in lieu of address numerals on the building as approved by the fire code official. Buildings, either individually or part of a multi‑ building complex, that have emergency access lanes on sides other than on the addressed street side, shall have the address numbers and street name on each side that fronts the fire lane.
