Box 580 Fort Collins, Colorado 80522 Gentlemen: This is the preliminary storm drainage report for Silver Oaks P.U.D. which is proposed at the Northwest corner of Horsetooth Road and Taft Hill Road. It is situate in the South I of the Southeast a of Section 28, Township 7 North, Range 69 West of the 6th P.P. The P.U.D. will have 133 single-family lots and 16 patio home lots on 38.17 acres. The site is located in the Spring Creek drainage basin. It slopes gently from Southwest to Northeast. The site is bounded on the East by South Taft Hill Road, on the South by West Horsetooth Road, by Olander Elementary School and private land in Larimer County on the West and by private land on the North. A four acre foot detention pond is proposed for the Northeast corner of the P.U.D. The allowable outlet rate of 5.63 c. f. s. will discharge into the existing 18-inch diameter R.C.P. storm drain which discharges into the existing storm channel on the East side of South Taft Hill Road in the Rossborough Subdivision. A storm drain will be constructed West along Bronson Street for two blocks with inlets to ensure gutter capacity is met. The detention pond will be owned and maintained by the Homeowners Association. It is proposed that the convenience center along Taft Hill Road between Horsetooth Road and Bronson Street will have its own onsite detention facility. It is not a part of this P.U.D. Olander School is the only area offsite that drains onto this P.U.D. It has onsite detention and discharges at a historic rate across Auntie Stone Street onto Silver Oaks P.U.D. Silver Oaks P.U.D. has good existing ground cover. Its wind erodibility zone is low and moderate, and its rainfall erodibility zone is high. It is proposed to not overlot grade the P.U.D. but to leave the ground cover on the lots. Lots 55 through 89 will be the first phase to be constructed. The streets in the first phase will be constructed as soon as the utilities are completed. The front part of the lots that have their ground cover removed during the utility construction will be reseeded immediately after the utilities are completed. August 3, 1992 Page 2 to utility construction, will also be seeded. The detention pond will be constructed at the beginning of the project. It will be used as a sediment trap by having capacity for storm water to be retained long enough to settle out sediment. The outlet pipe will have a straw bale and/or rock filter to preclude sediment leaving the pond. The inlets proposed in the second phase will have straw bale and rock filters during the construction period. The pond will be seeded as soon as it is graded. The preliminary drainage plan and the storm water calculations are included as a part of this preliminary drainage report. If you have any questions regarding this proposed P. U. D. , please call.
