Resubmittals are accepted any day of the week, with Wednesday at noon being
the cut-off for routing the same week. When you are ready to resubmit your
plans, please notify me as much in advance as possible.

Temporary Service Changes - City of Fort Collins Development Review
To best provide thorough reviews and give every project the attention it
deserves, the City of Fort Collins is implementing temporary changes in how we
serve our development customers. As you may be aware, we are experiencing
staff shortages in a number of key departments, which has begun to impact the
timeliness of our reviews. We recognize that development and construction play
a critical role in our community’s vibrancy and economic recovery, and we have
been exploring options for mitigating impacts to our customers. As a result, we
will be making some temporary service level adjustments.
Currently, one additional week of review time will be added to all 1st and 2nd
round submittals (increase from 2 weeks to 3 weeks for Affordable projects).
Lengths of subsequent rounds of review will be considered after each round of
review. Also, Completeness Checks will be performed on all initial and Round 2
submittals during this time. Please reach out with any questions or concerns.

01/25/2022: Information Only: Light & Power has two large electric duct banks
running adjacent to this site along Trilby Rd. and one large electric duct bank
adjacent to the site along Lemay Ave. Any Modification or relocation of these
facilities would be very expensive and the responsibility of the developer.

04/25/2022: Updated - Information Only: A right turn lane on Lemay/Trilby was
discussed at a Traffic Coordination meeting. It would mean moving quite a bit of
electric infrastructure on the corner. This second round does not indicate any
turn lane on the plan set. If the turn lane will be necessary please acknowledge
the note from round one. Thank you.
01/25/2022: Information Only: Light & Power has quite a bit of infrastructure at
the Southeast corner of the site. Any relocation or modification to these facilities
would be very expensive and the responsibility of the developer.

01/25/2022: FOR FINAL APPROVAL:
The square footages on sheet 3 do not match the Heart Of The Rockies Second
Subdivision. See redlines.
HDS Response: We looked further into the area discrepancies between the
ALTA (which the ODP plans are in reference to) and the Heart of the Rockies
Second Subdivision plat (HR2). The difference in area for Lot 2 is due right-
of-way dedication along Brittany/Trilby/Lemay as part of HR2. It appears that
the area for Lot 1 as shown on HR2 was determined incorrectly. Intermill
Land Surveying, who happen to have prepared HR2 and the ALTA is looking
into the discrepancy. The areas as shown on the ODP (and ALTA) are
correct as measured. Included in this submittal is a copy of the ALTA for
reference.
