The meeting will be divided into two parts. First, from 6:00 to 7:00 P.M. there will be a drop -in open house. During this hour, representatives from the Planning Department will be on hand to answer questions regarding the Land Development Guidance System, the Land Use Policies Plan, the Neighborhood Convenience Shopping Center Design Guidelines and other elements of the City's Comprehensive Plan. Display materials and handouts will be available. Second, from 7:00 to 9:00 P.M., there will be a discussion regarding the Silver Oaks Overall Development Plan. This plan consists of 60 acres and is bounded on the east by Taft Hill Road, on the south by Horsetooth Road and on the west by a line that approximates the alignment of Moore Lane. The northerly line is defined by the Scavo property which contains the existing stand of trees. The proposed Silver Oaks Overall Development Plan consists of 38 acres of single family homes, 4 acres of multi -family residential, and 5 acres of neighborhood convenience shopping center. Olander School occupies 10 acres within this Overall Development Plan. Dave Benson, Principal of Olander, will also be on hand to answer questions. Please Note that this 60 acres was approved in April of 1988 for a project then referred to as Horsetooth West Master Plan. The proposed Silver Oaks would be a change that increases the amount of single family homes and reduces the amount of land area designated for commercial uses. Both the Planning and Zoning Board and the City Planning Staff consider your input on this matter, as well as your neighbor's input, an extremely important element in the City's review of this proposal. If you are unable to attend the public hearing, written comments are welcome. This letter has been sent as a courtesy to all property owners of record within 1000 feet of the area based on current County Assessor's records.
