Enclosed is a copy of the City staffs comments made after reviewing the infor-
mation you submitted for the April 24, 1989 Planning and Zoning Board meeting.
We have the following responses relative to those comments for your information
and which we would like you to incorporate in the 1990 Elementary School
construction documents or the Offsite construction documents.
1. The 6' wide walks are required so that snowplows can travel with
the tires on the walk as well as for pedestrian traffic. Please
incorporate a 6' wide minimum, sidewalk along the school property.
2. Street name will be selected by the Board of Education or South
Taft Hill Investments, Ltd,.
3. All sidewalks should have a handicapped ramp at intersection with
streets and driveways to permit pedestrian crossing and access
in both directions.
4. The 20" line can be shown on the drawings. However, the district
will have to obtain a written security for payment from the City
for the added cost above the 12" line and will also need to know
the added cost between the water line size that the school would
require alone, and the 12" line, before construction documents
are complete and work is begun. Please include in the Offsite
construction documents that the Contractor break out the cost of
these differences.
5. The 8" sewer lines should be included in the Offsite construction
documents. Please include in the contract documents that the Contractor
breakout the cost of the difference between any stubs. etc. that
would not have been required by the school alone.

6. Please show the eight foot utility easement on the school site
plans and dimension to the future location of the gas line.
7. Please provide a vicinity map on the school site plans and also
on the Offsite plans, and send a vicinity map to the City Planning
Department.
8. Fencing (6' chain link) should be shown on the north, south and
west property lines about 4"-6" inside the property line to center
of posts.
9. Offsite improvements are not to be installed as part of the 90
Elementary School Project. The final determination of the extent
of offsite improvements to be built is not complete, any offsite
improvements will be built as a separate project.
10. Please submit landscape plans.

12. Please submit 5 copies to City as requested.
13. Please submit 10 copies of the plans requested to the City.
We realize that due to the continuing discussions between the school district
and city it is not possible to finish the Offsite construction documents
at this time, or to proceed with construction of Offsite work. However,
please complete the documents as much as you can and then send us a progress
set for review.
