RE: UTILITY EASEMENTS REQUIRED
NORTH SIDE OF HORSETOOTH
WEST OF TAFT HILL ROAD
Dear Gentlemen:
We are currently working with the property owners on the Northwest cor-
ner of Horsetooth and Taft Hill Road. The property joins Horsetooth Road
as it travels West from the intersection at Taft Hill Road approximately
1980 feet. The property is annexed to the City of Fort Collins. On be-
half of the owner we have submitted a Master Plan for the property through
the City's planning process. Dedicated right of way of 50 feet from cen-
terline of the street will be provided continuously along the property.
The City is negotiating with the property owner for an easement to con-
struct a 60 inch diameter water transmission line directly North of
Horsetooth Road. To accommodate this waterline the City is asking the
Developer for an utility easement of 10 feet adjacent to the 50 foot from
centerline right of way.
We have prepared a cross section of the right of way and easement which
shows the proposed location of services and structures required to be
placed within the right of ways as development occurs. We are request-
ing that you review this cross section which is typical for the entire
length of Horsetooth at this property.
We would appreciate any comments concerning the location of your utility.
If you have no concerns, would you please sign the cross section and in-
itial the transmittal letter which indicates that no additional easements
are necessary to achieve proper placement of your utility.
We have enclosed a self-addressed stamped envelope in which to return the
letter. We have also included a copy for your files of the letter, sec-
tion and project Master Plan which shows our intended uses.

We have reviewed the utility configuration and see no reason to request addition-
al easement to place our utility. We will work within the right of way or the
ten -foot easement to place our utility.
