Robin K. Hause , being first duly sworn upon oath, deposes
and says: That said is the Legal Clark of The Coloradoan;.
that said has personal knowledge of all facts set forth in this affidavit; that The Coloradoan
is a public daily newspaper of general circulation, having its principal office and place of
business situated in said County of Larimer; that said Coloradoan is printed and published
daily; that said Coloradoan is a daily newspaper, duly qualified for the purpose set forth
within the meaning of Chapter 109, Article 1, Sections 1-1 to 1-8 inclusive of Colorado
Revised Statutes 1963, and any amendment thereof passed prior to the date hereof; that
said newspaper had, prior to January 1, 1936, and has ever since said date been admitted to
the United States Mails as second class matter under the provisions of the Act of March 3,
1879, and any amendments thereof, that said newspaper is printed in whole in said County
of Larimer and has a general circulation therein; that said newspaper has been so printed
and published as a public daily newspaper of general circulation in said County of Lar-
imer, uninterruptedly and continuously, during the period of more than fifty-two consecu-
tive weeks next prior to the first issue thereof containing the annexed legal notice of
advertisement; that said annexed legal notice or advertisement was published in the
regular and entire editions of said newspaper for
1 successive weeks on Monday of each successive week; that the
first publication of said legal notice or advertisement was in the regular and entire edition
of said newspaper on the 16th day of May , A.D. 19aa__ ; that the last
publication of said legal notice or advertisement was in the regular and entire edition of

HEARING
NOTICE is hereby given that, on
May 23, 1988, at 6:30 P.M., or as
soon thereafter as the matter
may come on for hearing in the
Council Chambers in the City
Hall, 300 Laporte Avenue, Fort
Collins, Colorado, the City of Fort
Collins Planning and Zoning
Board will hold a public hearing
for the purpose of considering the
approval of a Non -Conforming
Use which, if approved, shall cre-
ate a Vested Property Right in
accordance with Colorado Law.
The location of the property
which is the subject of said hear-
ing is as follows:
General Location:
Stitch-Tec Warehouse Non -Con-
forming Use, consisting of a
30,000 square foot expansion on
an existing warehouse, located on
the north side of Harmony Road,
east of the Golden Meadows Busi-
ness Park, and next to the Union
Pacific railroad tracks, City of
Fort Collins, Colorado.

A tract of land situate in the
'Southeast Va of Section 31, Town.
ship 7 North, Range 68 West of
the Sixth P.M., Larimer County,
Colorado, which considering thb
South line of the said Southeast '/,
as bearing due West and with all
bearings contained herein rela-
tive thereto is contained within
the boundary lines which begin at
a point on the Northerly right-of-
way line of Harmony Road which
bears West 869.52 feet and again
N 07023'44" E 56.50 feet from the
Southeast corner of said Section
31 and run thence along the said
Northerly right-of-way line along
the arc of a 5,650.00 foot radius
curve to the right a distance of
33.90 feet, the long chord of which
bears N 83034'51" W 33.90 feet,
and again N 83024'30" W 266.10
feet to a point on the centerline of
the Union Pacific Railroad;
thence along said centerline

irrigation easement adjacent to
Harmony Road as it now exists.
