HomeMy WebLinkAboutSTITCH-TECH WAREHOUSE - EXPANSION OF A NON-CONFORMING USE - 16-88B - CORRESPONDENCE - RESPONSE TO APPLICANT0 0 CITY OF FORT COLLINS OFFICE OF DEVELOPMENT SERVICES, PLANNING DEPARTMENT May 9, 1988 Charles Lockman 1409 Longs Peak Drive Fort Collins, CO 80524 Dear Mr. Lockman: As you are aware, the proposed non -conforming use expansion for Stitch Tech, Inc. is scheduled for the May 23, 1988 Planning and Zoning Board meeting. I have been working with Dick Rutherford of Stewart and Associates regarding the specific requirements that must be addressed so that we may review and evaluate the proposed expansion. In a letter to Mr. Rutherford, dated April 26, 1988, I indicated that a storm drainage report and plan must be submitted for review by the city's Storm Drainage Utility, as required by city code. To date, Mr. Rutherford has not provided us with any storm drainage information, since he has not been authorized by his client (Stitch Tech, Inc.) to do any further work on this project. Storm drainage, as well as concerns regarding the buffering of resi- dences to the east of the proposed building expansion, were among the issues raised at the May 5 neighborhood meeting by area residents and propertyown- ers. In addition to the need for a storm drainage report and plan, I am also asking that additional landscaping be provided along the east propertyline of this site and be identified on the proposed site plan to address concerns raised at the neighborhood meeting. Since Stitch Tech, Inc. has not provided a satisfactory response regarding storm drainage and has indicated that no additional work would be done on the pro- ject, I am asking that as building owners, you clarify your intent regarding this project and its present status. If the project is to remain on the May 23, 1988 agenda for the Planning and Zoning Board, a storm drainage report and plan must be submitted to the Planning Office by Monday, Mav 16, 1988.
