Dear Dick:
There has been some uncertainty on my part regarding the specific require-
ments we can place on non -conforming use expansions or changes. After further
discussion with Peter Barnes regarding the Stitch Tech, Inc. non -conforming
use, it has been clarified that non -conforming uses must meet all existing
zoning ordinance requirements or obtain variances to said requirements.
Therefore, the following items also need to be reflected on the site plan:
- a minimum of 6% interior landscaping must be provided in the new
parking area (location of these islands should be located in areas that do
not conflict with truck movements);
- bicycle, motorcycle and handicapped parking should be provided;
- the parking lot must be screened from adjacent residential uses and/or
zoning by a landscaped visual barrier six feet in height, that screens
75% of the light from motor vehicle headlights; or a 6' fence can be
substituted.
