Staff has reviewed the Stitch -Tech, Inc. non -conforming use expansion and has
the following comments to make:
1. The new addition must be provided with fire sprinkler protection.
2. Typical length of parking spaces should be indicated on the site plan.
Wheel stops must be provided in employee parking areas.
3. The north arrow on the site plan needs to be corrected.
4. The existing and proposed building height should be indicated on the site
plan.
5. Proposed building materials for the addition should be indicated.
6. Light and Power is currently initiating the Engineering work aimed at
transferring service from Public Service to Light and Power. It appears
that a permit to bore under the Union Pacific tracks will be necessary, as
will a permit to install underground cable in the right-of-way from the
State Highway Department.
7. A storm drainage report prepared by a Professional Engineer registered in
Colorado must be submitted for review. On -site detention is required.
The location of existing downspouts and their flow paths should be
included in this report.

L S. A copy of the legal description for the site is needed in order to meet the
city's vested property rights ordinance (to use for advertising).
9. The site is served by the Fort Collins -Loveland Water District. Sewer is
presently served through a septic system. There is no sewer in the area, so
the existing septic system may remain in use.
10. At a meeting with Jerry Jones today, we discussed the potential for a
larger (i.e. 60,000 square feet) addition and making a minor change to the
existing on -site curbing in front of the site. These items should be
reflected on the site plan if the intent is to incorporate these changes.
II. According to the applicant, leasing" requirements prohibit vegetation within
4' of the building. All proposed landscaping should be shifted away from
the building to accommodate this requirement.

Revisions reflecting these comments are due by noon on May 4, 1988. Items
that cannot be sho�sn graphically on the plans should be addressed in N�riting.
PRIT reductions of all plans, color renderings and ten (10) full size copies of
all plans are due by May 16, 1988.
