ADMINISTRATIVE HEARING APRIL 21, 1988
1:30 P.M. PLANNING CONFERENCE ROOM, NEW CITY HALL
The Director of Planning, Mr. Tom Peterson, opened the hearing and briefly
described the procedure of the administrative subdivision plat review.
The Zoning Administrator, Mr. Peter Barnes, described how a proposed church
would be allowed to be developed as a "use by right" under the requirements
of the Zoning Code. As a "use by right" review any development proposal
would be evaluated for conformance with the Zoning Code in such areas as
building setback, lot area, lot width, building height, landscaping and parking
lot specifications.
Mr. Barnes continued by explaining that the Engineering Department reviews
proposed curb cut locations, sidewalk standards, and curb and gutter specifica-
tions. In addition, the City Forester would review the landscape plan.
Under the Zoning Code
requirements, the
parking lot must have 6% interior
landscaping. All parking
areas must be setback
a minimum of 5 feet from any
property line. There must be a minimum
of
15 feet landscaped area along
both Harmony Road and
Lemay Avenue.
All
parking must be screened from
adjacent uses by a six
foot solid fence
or
landscaped screen of planting
material.
The drainage plan for new construction would be reviewed by the City's
Stormwater Utility.
