Dear Resident:
On Thursday, January 17, 1991, from 7:00 to 9:00 P.M., at the Harmony
Presbyterian Church, 400 East Boardwalk Drive, the City of Fort Collins Planning
Department will hold a public information meeting regarding a development
proposal in your neighborhood.
The project is the SPIRIT OF JOY LUTHERAN CHURCH to be constructed on 4.25 acres
located at the northwest corner of Harmony Road and Lemay Avenue.
The property is zoned R-L-P, Low Density Planned Residential. This zone district
allows churches to be constructed as a "use by right". The project will not be
processed as a Planned Unit Development (P.U.D.) under the criteria of the Land
Development Guidance System.
The purpose of the meeting is to notify the neighborhood of the development
schedule, and to review the proposed architecture of the building. In addition,
a site plan will be presented detailing the treatment of the existing trees, curb
cut locations, building setbacks, fencing, and landscaping.
This meeting will be the only publicly sponsored opportunity to review the
development proposal. As a "use by right" under the Zoning Code, there will be
no formal public hearing by the Planning and Zoning Board.
This notification has been mailed to the property owners on record with the
Larimer County Assessors Office within a minimum distance of 500 feet of the
proposed development. Because of the lag time in recording recent home sales,
or because of rental situations, all affected property owners may not have
received notice. Please feel free to discuss this meeting with your neighbor in
case they did not receive notice.
