Dear Debbie:
This is regarding Spirit of Joy Lutheran Church in the Southeast
4 of Section 36, Township 7 North, Range 69 West of the Sixth P.M.
We have added the requested easements to the plat. We have provided
a 20 foot wide easement along Harmony Road to accomodate drainage and
utilities. The outfall swale from the Whaler's Cove P.U.D. crosses the
property along the South line. It flows under Lemay Avenue and then
South under Harmony Road in existing pipes. The church property will
also discharge into this Swale when it is developed.
There is an existing 20 inch City Water line in Lemay Avenue along
the entire East boundary line of the church property. There also is
an existing Fort Collins —Loveland Water District 10 inch line on the
North side of Harmony Road. Sewer service is available in an existing
21 inch line in Whalers Way. Probably an 8 inch main would be extended
from Whalers Way to the site. The distance is approximately 350 feet.
Perhaps it could be extended in the existing green space between the
Whalers Cove lots and Lemay Avenue.
In summary, I would not say the sewer and water is not readily
available. These services and a drainage plan and report will be
submitted for approval at the time of development.
