A 15' minimum easement is needed along the Harmony frontage and. along the frontage of Lemay. 2. Mountain Bell requests a 8' utility easement around the perimeter. I Water and sewer service is not readily available to this site. The developer's engineer / architect should contact the water utility to determine the best way to obtain water and sewer service. 4. Utility plans arc needed for the curb, gutter, and sidewalk. 5. Landscape maintenance along Harmony Road will not be done by the City Parks and Recreation Department. 6. City maps show that there are existing drainage facilities on the southern portion of the site. If there are drainage easements on the property they should be shown. 7. A drainage report and grading and drainage plan (prepared by a licensed engineer) must be submitted for review and approval prior to development of this lot.
