RE: Annexation and Zoning
Dear Mr. Deines and Mr. Lockman,
As discussed with you yesterday, the City will proceed with the annexation and
zoning of your property on Harmony Road and the Union Pacific tracks as
quickly as possible.
Union Pacific has indicated that they will submit an annexation petition by
March 7, 1988. If that occurs by March 21, 1988, we will schedule it for
action at the City Council meetings of April 5 and May 3, respectively. The
Planning and Zoning Board will review the petition at their regular meeting of
March 28.
The zoning we propose is I-L, Light Industrial. Warehouse and enclosed storage
are an allowed use in the zone. The I-L zone allows for an administrative
review of the proposed addition. We estimate the review period will be no
longer than three weeks.
In order to be as expeditious as possible, we suggest that as soon as your
engineer has prepared a site plan, that we meet for Conceptual Review. We also
suggest that we review the site and building plans before May 3 in order to
make the best use of our resources. This should save some time.
As requested, I spoke with John Pedas from the Larimer County Planning and
Zoning Staff concerning your question about truck parking. He stated that as
long as the trucks were parked or stored in the commercially -zoned area, a
zoning violation would not exist.
