We would like to request a variance from the typical 6-lane arterial street cross section as outlined in Figure 7-1F of the LCUASS, which depicts a 15’ utility easement abutting the R.O.W. of an arterial street. As shown on the attached Exhibit “A”, there is an existing 20’ exclusive utility easement on the north side of our site dedicated to Fort Collins Loveland Water District (FCLWD) that covers an existing 24” water main. Based on our survey, a majority of the existing dry utilities are located within the R.O.W. of E Harmony Road in the open area between the existing roadway and R.O.W. Due to the exclusivity of the FCLWD easement and the location of the existing dry utilities, we would like to request a variance to waive the requirement to dedicate a 15’ utility easement along E Harmony Road with our proposed final plat.
