We would like to request a variance from the driveway spacing standards as outlined in Table 7-3 of the LCUASS. As shown on the attached Exhibit “A”, our two proposed driveways to Cinquefoil Lane will have an approximate centerline spacing of 153 feet, as opposed to the required driveway spacing of 200 feet on major collector roads. This allows our southern driveway to line up with the existing southern driveway at the Banner Fort Collins Medical Center and to avoid altering the existing parallel parking along Cinquefoil Lane just south of our site. This also allows our northern driveway to be offset by no more than 2 feet with the existing northern driveway at the medical center. As discussed previously, our proposed layout is constrained by the location of existing historical buildings that are remaining on-site, so it is our view that this layout will maximize the spacing of our 2 access points while closely aligning with existing driveways to minimize access management conflicts.
