Woods P.U.D. Final Revisions Dear Steve: This letter is in response to staff comments of January 13, 1995, regarding Hugh M. Woods P.U.D., Final. The response numbers correspond to those of staff comments. Those not noted will be addressed by the project engineer. 1. PSCo has been contacted for comments. Line is in north side of Skyway. 2. U.S. West has no out standing issues. 4a. Required accessible parking (5 in front, 2 in rear) and routing has been designated. Other 4b. A 100-foot access and drainage easement has been provided on south side of building. Other comments will be addressed at building permit application. 5a. JR Engineering has provided design for development on the east side of College Ave. 5b. The owners on the northwest corner of College Ave. and Skyway Dr. have reached an agreement with Hugh M. Woods and the Transportation Department. This signed document will be available. 5c. Matt Delich provided an Oct. 4 letter verifying left turn storage capacity to Tom Vossberg and Steve Olt. 6a. Southerly street is Timan Drive. 6b. Skyway Drive ROW has been identified. 6c. Dimensions have been labeled. Sell De�� in Ave- saw 117 E. ��plorado (3Q 48 -1921 6d. Boundary description has been corrected. 8a. Construction has been clarified at SE access. 8b.. Boundary description has been corrected. 8c. Legal description has been submitted. 8d. Property lines, ROW's and easements have been identified. 8e. Site Plan has been separated from Landscape Plan. 9a. See 5a and 5b. New alignment is indicated on the Site Plan. 9b. Signed easements will be available at Feb. 24 work session. 9c. See RBD report. 9d. Southeast corner has been revised. 9e. Weight restrictions - per staff recommendation. 9f. East building wall includes 8-foot offset. Color pallet has been submitted. Architectural detailing has been added to security wall along Skyway Dr. 10a. All existing trees have been shown, with intent to save or remove. 10b. Of 15 existing trees on the site, 5 will be removed. To mitigate this loss, we have proposed to plant 60 trees in addition to the street trees along College Avenue and Skyway Drive, and the trees in the parking lot and retaining wall. 10c. Ash species has been changed to Manchurian. 10d. Evergreens have been substituted at the south access, as well as the intersection of College Ave. and Skyway Dr. Plantings here have been configured somewhat to accommodate the new location for a ground sign. 11. Wetland impacts have been addressed in RBD's report to Rob Wilkinson. D12.Ditch Company signature block has been revi edlans sent for comment. ���� >�� 14. Parking and access at Hickory House has been reconfigured. Patterned concrete will define pedestrian crossing areas to the restaurant. 15. The offsite drainage easement will be resolved before this item goes to the Planning and Zoning Board. 16. There is no exterior wall lighting on the building. 17. A monument sign has been located near the intersection of College Ave. and Skyway Dr. 18. The "potential parking" has been deleted from plans.
