Preliminary Revisions
Dear Steve:
This letter is in response to staff comments of October 7, 1994,
regarding Hugh M. Woods P.U.D., Preliminary. The response
numbers correspond to those of staff comments. Those not noted will
be addressed by the project engineer.
1. A 15-foot utility easement has been included adjacent -to both
College Avenue and Skyway Drive.
2. An 8-foot U.S. West easement has been added adjacent to the
ditch easement at the west of the property. U.S. West will
share the utility easement adjacent to College Avenue.
3. The signage elevation sheet has been deleted from the submittal.
4. Site and building access design will be in accordance with
Section 3103 Uniform Building Code. The building will be
equipped with an automatic fire suppression system. A
hazardous materials report will be submitted for review at the
time of building permit application. Building design will be in
accordance with all applicable sections of the Uniform Building
Code. Additional access easement will be secured adjacent to
the south wall of the building.

5. Property owners adjacent to the extension of Skyway Drive east
of College Avenue are currently involved in design discussions.
A potential alignment has been shown on the Hugh M. Woods
site plan. Negotiations are also taking place between the
applicant and the several commercial owners at the northwest
corner of College Avenue and Skyway Drive. The objective is
to provide a safe intersection while maintaining commercially
viable access to these owners. Left turn storage capacity has
been determined to be adequate.
6. A transformer location has been shown.
7. A pressure check will be performed to determine if there is
adequate flow. If not, an additional hydrant will be provided.
The outside storage buildings will be fire sprinklered or fire
confined to 5000 S.F.
8. The legal description has been added to the site plan, as well as
north arrow and scale. The Foothills -Gateway access will
function as a secondary fire' access. Poudre Fire Authority finds
that the berming and buffering on the west side of the building
provide adequate fire safety, and anticipate that fire fighting
would occur entirely in the storage yard. The project engineer
has indicated that the sewer crossing of Skyway Drive could be
bored. The outlet of the detention pond has been shown.
9. Note has been deleted.
10. College Avenue streetscape has been shown.
11. Wetland details at the 30-inch outfall have been added. The
project engineer has provided additional information.
12. New landscape and irrigation design standards will be adhered
to.
13. Foothills -Gateway access noted.
14. Fencing at the contractors center will be black wrought iron.
Other building materials have been noted on the elevations.
15. Building elevation orientation has been clarified.
16. There is no wall lighting on exterior walls of the building.
Parking lot lighting will employ cut-off fixtures to limit light
spillage.
17. The topography of the site at the sign location will make a sign
pole a more logical choice. Since this conforms to the zoning
ordinance, the applicant prefers this style.
18. The extent of the wetlands are shown. Use of retaining walls
adjacent to the parking lots, including the "potential lot", will
prevent impact on the wetlands, as well as maintain existing
grade at the cottonwoods.
We hope that these revisions address the concerns of the development
review staff.
