To: Kay Force Jim Sell Design 117 East Mountain Avenue Fort Collins, CO. 80524 From: Stephen Olt, City Planner/)W The Timan Property, 52.75 acres in size, is located at the northwest corner of South College Avenue (Colorado Highway 287) and -Trilby Road. The property was master planned by the owner and approved by the City in 1988. The master plan consists of seven parcels identified for retail, office, and warehouse uses. The proposed Hugh M. Woods Home Improvement Center & Lumber Yard is intended to be located on Parcels A & C of the approved master plan. Parcel A is approved for retail/warehouse uses and Parcel C is approved for retail uses. Based on the nature of the Hugh M. Woods operation, this proposed use would be defined as a retail, warehouse, and storage facility; therefore, it will not be necessary to amend the existing Timan P.U.D. Master Plan (now referred to as an Overall Development Plan) with a Preliminary P.U.D. development review request for Hugh M. Woods. 2S1 North College Avenue • P.O.
